I don't know whether I was just lucky based on the other reviews, but my experience was absolutely fine. It's basically a private house set up with a keypad lock with various rooms. I had the one in the picture. You get e mailed the entry code and the wifi code. The house is in a very quiet residential area. There's plenty of street parking, because frankly it's not worth paying to park on the house driveway (though this doesn't get mentioned until you book). The room is maybe a little tired, but no worse than some hotels I've been in. There are three takeaways and a mini mart literally 3 mins walk away.

What a NIGHTMARE!, TERRIBLE experience. I've been scammed. beware. turned up to check in to find out the owner cancelled the booking with no notice. I even received the welcoming message 2 hours before check in. She took no responsibility blaming a third party for the error. I still havn't received a refund and Fiona (the owner) has blocked my number after I asked for a full refund. I'm owed £132 for a two night stay. which didn't happen. I'm considering legal action. its a SCAM. beware. I wish I read these reviews before deciding too book. don't make the same mistake.

Absolutely horrible host Fiona, booked for 6 nights, after the second night she messaged our worker and told him he had been rude as he had complained about the noise from people coming in and out, sent him a message at 345 am stating that he needed to be out by 10 am!! I rang her as I had booked the room for him and she refused to answer the call and sent me a text stating that all correspondence will be through ***********. Very unreasonable host, DO NOT use this host

Absolutely dreadful place with the worst host I’ve ever had. Barged in to the bedrooms, shouted & threatened us, tried to charge us for parking when it was meant to be free. Cables everywhere in room which was dangerous, hanging rail for our clothes was collapsing. We couldn’t lock our bedroom and she said have u a pen or knife to try it from the inside. Shocking experience. It really was upsetting and I dread to think what would have happened if my wife was there on her own. She did not feel safe. Go there at your peril

SleepNeat is a little gem and proper home from home. It greatly exceeded our expectations. Situated in a quiet residential area yet just over a mile from Ascot racecourse it was ideal for our stay. We were visiting Royal Ascot for the first time and combined that with a visit the previous evening to Windsor races (an Oasis tribute band were performing after the races which was a welcome bonus). The room was quiet and spacious and had tastefully co-ordinated themed decor throughout. There was a large screen tv with Sky, fridge, microwave and a good-sized en-suite with power shower. Fiona was a very friendly host. I would highly recommend and would certainly like to think we will return.

Absolutely awful experience. I was made to feel vulnerable and I had to leave. I didn't receive any message to tell me the code for the lock box. I arrived and nobody answered the Ring Doorbell. I phoned the owner and got a text back to say she couldn't talk right now. I messaged the owner to say I needed to get in. No response. I saw movement inside and another guest let me in. He had been waiting for 1.5 hours but knew the code because he had stayed before. *********** were brilliant in relocating both of us but during that process the owner turned up and was shouting at both of us for letting ourselves in (rather than waiting outside in the cold) and was claiming she had sent the lock box code even after I showed her the message she sent which did not include it. She told us both we should have texted her - she tried to claim she had replied to me but she had not. She kept shouting from one of us to the next and vice versa. She even took a photo of the other guest's car parked on the drive and was shouting that he owed her £10 for parking there. It was very unpleasant and we both left. The other guest kindly took me to the other hotel provided by *********** which was Lyndricks House less than a mile away and the service we received for a last minute booking was second to none and probably the best I've ever received. The owner is unstable and threatening so avoid for your own safety. She got particularly angry (after already being aggressive) that I had sat down in her lounge and made myself a drink. She didn't seem to understand that I had travelled for 4 hours, needed a drink and needed somewhere to sit while she didn't bother to answer her phone or reply to texts. Wish I'd read the other reviews about her behaviour before booking this place. A very unpleasant experience. Also the place was freezing cold with no heating on when it was only 10 degrees outside. And the 'eat' part of Sleep n Eat is deceiving because there are no food or breakfast options. And very low signal on phone and no WiFi so couldn't even check emails or messages.

Entry to the property was made very simple, and very welcoming. There was no deadline to arrive by, it was all very relaxed and pleasing!

Just stayed here great weekend Fiona was very nice host great place to stay Fiona even dropped us off to the racing and station will definitely come again good location shops and restaurants near by see you soon
