The host i s very welcoming and hospitable.
The room is clean, elegant, spacious and comfortable.
And it is generous of the host that there are a lot of bottled waters in the room that all you can drink, and also a few bicycles in the lobby that you can borrow for free.
The location is also great, many massage stores and local food restaurants nearby, you can also take a walk to Maya or old town area within 30 min.

This B&B is very cozy. The owner, Mr. A, is very enthusiastic and willing to help. He also took the initiative to introduce us to the popular attractions in Chiang Mai and took us to the airport on our return trip. The most comfortable hotel to stay in on the fifth day in Thailand. Although it is a homestay, the conditions are better than 400-500 hotels. A great find! Mr A was incredibly welcoming and helpful, going out of his way to accommodate us. You can make your own tea, coffee and help yourself to toast and fruit anytime. Definitely recommend staying here. Rooms were clean and spacious and AC worked well. The area is great for local restaurants, street markets and authentic Thai experience. Recommend the nearby Oyes smoothie bar for breakfast. It’s only a 5 min tuk tuk or taxi into the old town.

A very coz place with super nice and friendly host. They even provide fruits and some drinks (hot coffee, tea, honey) for breakfast, (all self service). We come early in the morning just to put our luggage but to our surprise, since a room is ready, the host allowed us to check in early and have rest and shower. Such a blessing and warmth we accept after long long journey. If you want to join an open trip, they also can provide for you. Mr. A is the best host that, and we will recommend you stay in this place when you come and visit Chiang Mai. Thank you Saeng Panya Home, thank you Mr. A for being such a kind host.

I highly recommend this place to stay in Chiang Mai. The rooms are lovely and packed with character, plus the shower and beds are the best I’ve experienced; I need to purchase them for my own house. In addition, Mr A., the owner, is a lovely man, he will make your stay very accommodating.

I cannot emphasise enough how much of a wonderful place Saeng Panya is. The space just has a magic about it, and it's all by design, from the happiest and most peaceful man I have encountered in the whole of South-East Asia. The interior is a mix of beautiful paintings, exposed brick, warm lighting, with unbelievably comfortable beds, varnished wood floors, and the distant hum of exotic bird noises outside. Location is slap-bang-whallop centre of everything you need. Nature, convenience stores, local gem restaurants, laundromats. Honestly, I have given such high praise. But I truly mean it. Saeng Panya felt like my home, and my trip to Chiang Mai wouldn't have been the same without it.
