Got upgraded into a suite in an off site location due to utility problem at main venue and this meant we lost out on breakfast apparently, which considering we were cycling to Inverness the next day was a bit of a blow.

No Cleaning equipment. Dirty linen. Horrible beds. Fishy smells. Dirty curtains thrown up. Scrap-garbage thrown up. Clumsy toilets. Dirty Carpets. ******* feeling!!! Not to be recommended this 200 years old building if not properly maintained. Charges are way too high!! THE OWNER SHOULD SPEND MONEY ON RENOVATION OR GIVE IT TO ME FOR A YEAR TO MAKE 360DEGREES TURN AROUND!!

We booked two months in advance for a World Irish Dance Championships 2024 participant and her mother. Later we read comments that scared us quite a bit and we feared the worst. Due to plane issues we had to coordinate by phone with Liam (the person who responded to us from the place) the arrival of both and he was very kind in his responses. They found something much better than what they initially read: - Bright room on the third floor. Simple room, very clean and tidy. - Excellent location in front of the Botanical Garden in a good traditional area with restaurants and cafes and a couple of blocks from a metro station. - Well painted, simple and tidy place. Considering that it is not a modern place. - Good heating. - Details such as the bathroom door not closing properly and the toilet tank taking a long time to fill and that you come and go with codes without staff. But if what you want is a place to sleep and move around quietly, it's fine.

There was no one there when I arrived - 7.15 on a Friday evening although I had been warned about this and given instructions in how to let myself in. The check out time was 10am! and at 9.45 a member of staff tried coming into my room as I was on the toilet with the bathroom door open - it was just me in the room.

Probably the worst hotel I have stayed in (& that includes some dreadful ones in London). I was bumped from my booking for a double en-suite and found myself in a single in the basement. And I did mean “found myself” as only contact I had with hotel was with owner on phone when I arrived - no sign of any staff throughout stay - who provided directions and an explanation of sorts. Filthy carpets; musty smell; too cramped for proverbial cat; basic shutters on window - no curtains; no fixtures in shower ‘room’ beyond basin, shower and loo - although tap was only just hanging onto basin; tv had no working channels - despite being digital; furniture wonky and drawers not great; door handle loose with missing screws; radiator filthy; either bright ceiling light or dim bedside lamp; and to top it all I discovered kettle wasn’t working - probably to stop me using boiling water to sterilise the carpets or surfaces! I went out and bought an air freshener and tried to stay out as long as I could as unfortunately there was nothing else available last minute nearby - if there had been I would have been out of there. The ONLY positive was its location as the venue for my concert was across the road and the Botanic Gardens were across the junction. I will not be using that hotel again and cannot recommend it to anyone.

Clean and tidy but overall condition of the property not very good eg shower tray filled up and nearly flooded the bathroom, took 10 minutes to drain, shutters wouldn't stay closed properly so light coming into the room, curtains only covered half the window, bed felt uneven and rough. Small things but added together made the room quite frustrating.
