Surprisingly good for a cheap guesthouse. We arrived and were shown to a room with no outside windows, but on pointing this out we were immediately shown a room overlooking the street in front. The girl said she thought it might be too noisy for us, but it wasn't. Although being central to the bars and restaurants we like to visit every year when we visit Kampot, it was actually very quiet outside at all times. The room was quite well appointed, although there was limited hanging space, and no shelves or drawers. There were 2 showers in the bathroom; the original cold water one, and a later addition of a heated shower. The mattress was quite hard, and the pillows (only 1 each) too soft, but we made do and slept pretty well, even on our afternoon naps.
