After arriving at the hotel, the twin room I booked cannot be occupied by 3 people, nor can I add an extra bed. I can only change to a 3-person room. It was originally 1,400 per night, but now it costs 2,600 per night for one extra person. Otherwise, I have to rebook the hotel after the cancellation time. The bathroom is very satisfactory. The hotel is very new and will only open in 2021, and the location is not bad. You can walk to Gion and Nijo Hachijo on foot. The room is not too small and McDonald's next door is very convenient

Hotel with great design features. Love the concrete and wood combination in the rooms and a beautiful reception area. Extremely comfortable and clean rooms with excellent facilities. Would definitely return here. The location is handy for the zoo, art gallery and philosopher’s path.

Review from Canadian tourist: Staff was able to speak a good amount of English and everything was explained to us upon check in. Across the street from train station allowed us to get around easy. 10 minute walk from the river with lots of food options. Place itself was clean and spacious. Free coffee in the mornings in the lobby. Staff and everyone was very friendly and greeted us every time we walked by. Would highly recommend staying here.

We are travelling across Japan and this is the best hotel we’ve stayed in so far! The room is very spacious, especially compared to others hotels in Japan. The staff are really helpful and polite, plus there is free tea and coffee available throughout the day. The room gives a modern, yet traditional Japanese vibe, with nice wooden sliders across the windows.

We stayed here for six nights. The area is very accessible to restaurants and shops. A good 10-15mins walk and you can be in Gion District. The reception was lovely. The breakfast, tea/coffee areas were nice and tea/coffees were offered for free and when you want it. Which we thought was lovely. The room provided was spacious, with a lovely powerful shower. The toilet is separate and typical of Japan - electronic toilet. The tea making facility and other basic amenities were in the room. The bed was comfortable and definitely had good night’s sleep. The massive downfall for us, was the room cleaning. There was a clause in their book in the room which states ‘guests staying over 4 nights will be provided room cleaning every 3 nights’. We asked for a room clean the day after we arrived, which they did. However, not very good as there was rubbish left on the table. Which we just didn’t mind. Then of course we expected that 3 nights later, the room will be cleaned. Never happened! When we asked reception, we were instructed that it will be an extra charge. Maybe some language barrier issue. However, no further cleaning happened during the rest of the 5 nights. I even had to ask towels on our 5th night as the towels were getting dirty. The room clearly was getting dirty and it’s not something we expect in a hotel like this. That we had to request a room clean and a policy that states some ridiculous odd cleaning schedule. I could not recommend it for the issues mentioned. However, the staff were very kind and accommodating. There was an instance where I had to book a nail polish/manicure and asked reception to book it for me - she was brilliant and managed to to find me a nail bar, best thing about that was she never showed or made us feel that we are wasting her time.

I love the tidiness and cleanesss. The reception is quick and kind enough. The location is close enough to the city center, yet less crazy. Walking to Heian Shrine was perfect!!! I recommend this location to all.

This was our fifth hotel stay in Japan and the most expensive. It was also the most disappointing. Our room (despite what other reviews say) was small and we had to move because of a very strong smell in our shower. The breakfast counter was dark and unfriendly - any utensils have to be booked out. A note of where to buy supplies would have been really helpful - Fresco Supermarket and Le Bac au Sable were great. There were no other amenities such as a washing machine and generally we felt let down. The staff were friendly but not helpful although we were there 5 nights. Cannot recommend.

super happy with the service and the room there. room is more spacious than a 'Japanese standard'- the staffs are also very kind. everything is just simple but on point, good value for such a room like that in Kyoto.

The location is not too far from Sanjo train station. We had purchased the JR pass before arriving in Japan. Sanjo station was not on the JR line so we had to buy tickets to use the trains from there. We walked from the hotel to various sightseeing destinations. The room was lovely and was so clean. We loved the reception ladies who were so kind and helpful. We left our bags with reception upon checking out so we could make the most of the sightseeing around the hotel. The hotel offers tea and coffee at the reception area which was really nice. The only issue we found with the room was that once all the lights were off there was a light switch in the middle of the headboard that stayed on. We only stayed here for one night but we would definitely come back despite the lighting issue (placed a pillow on top of it).
