We stayed overnight on 12-28-19. We've never stayed here before, but it was the only place that had vacancy for the weekend. I had a $90 credit through Expedia that I used, so the listed $253 rate went down to $163 (before taxes and fees). Not bad as it was the weekend before New Year's Eve, so rates were inflated. The other hotels at Lake Arrowhead were advertising least $400/night or more had they any rooms available. The property is tucked away in a beautiful enclosure surrounded by trees right off highway 173. It's a short 7 minute walk or 2 minute drive from there into Arrowhead village. The buildings are quaint and brightly painted. It's like being in Santa's village. The highway was clear on the drive up, but tire chains are a must as the roads freeze over at night, You'll need them to get in and out of the hotel parking area (especially at night and in the morning), as the entrance/exit is on an incline. The rooms are remodeled and the beds are comfortable. For rooms with fireplaces, you can bring your own firewood, or for $10, a hotel staffer will bring you firewood to last you through the night, set it up, and even light it if you if you want. Very friendly staff. We were contacted at 2:30 via phone that our room was ready. We checked in at 3:15 to find it was still being cleaned. The door was open when we walked up and the staff member was putting on the pillowcases. No biggie. After housekeeping left, we found that although the floor was mopped, it was not done well and was still dirty. The area under and behind the bed was very dusty. The table in the room was not wiped down and had crumbs. The bathroom floor was still dirty with body hair from the previous guests still on the floor. I cleaned that up with a huge wad of toilet paper. We wore slippers at all times in the room. The front door had a 1/2 inch gap at the bottom where we could see daylight. This presented a problem as it's winter and temps drop into the 20's (Fahrenheit) here at night. We shoved one of the bath towels in there to keep most of the draft out. Luckily we had a fireplace and a heater in the room which worked very well. Unfortunately the bathroom does not have a heater, so it gets COLD. There was a TV & DVD player in the room. The remotes for both didn't work. While the TV was mounted, it leaned heavily to one side. We didn't touch it, fearing that it might fall off the wall. There's a $15 per day ”resort fee” but the only service present is the free WiFi. They have a pool but it's drained for the winter. There is also a $100 deposit for incidentals. This is refunded after check out, but it can take up to 5 to 7 days to process. We were there for 1 night, so despite the issues, we slept comfortably and were warm. If the hotel was to address the issues I mentioned, they'd be a contender as a return visit choice for an affordable alternative to the more expensive locations, however in it's current state, we probably would not stay
