🌲 Massanutten Resort: Quiet Comfort, Big Sales Trap Massanutten Resort is a quiet, well-located spot that is genuinely good for families. However, be warned: The "free buffet breakfast for a survey" is a deceptive timeshare sales pitch. This presentation trapped us for at least three hours, completely wasting a significant portion of our vacation time that we could have used for resort activities. **Verdict:** Great location and setting, but the aggressive sales tactics are a serious drawback. Avoid the "free breakfast."

Beware!! This place was a nightmare. Motel 6 on steroids. Its overrated and the rooms need a makeover. Don't do it .

Our first unit had cockroaches. I don’t know what the other areas are like but, in Eagle Trace, it is extremely noisy. You can hear everything between the floors. I guess it’s not a problem if you’ve rented both the lower and upstairs units together - but otherwise it is terrible. The unit itself was okay - nothing special, but spacious enough. There was a fair amount of litter around the complex too. The Golf course was beautiful and the staff at the course and the lady who helped us move to a new unit were exceptional. Be prepared to be bombarded about going to a timeshare presentation.

DO NOT stay here. My family of 4 just checked out unexpectedly on the morning of 8/12 after checking in on Sunday evening at 5pm (a story for another time - their check in process is a joke) due to a roach infestation in our until 195 F. My husband came to me that morning saying, "I don't want to alarm you but I've killed at least 3 bugs since we have been here." He didn't think anything of it at first and thought they may have just been beetles. After continuing to see them at various locations in the unit (master bath, kitchen, and on the coffee table while he was sitting at the couch) he decided to look them up. Sure enough they are German roaches. After looking at the pictures I recognized it as the same kind of "beetle" that I had also killed the day before in the kitchen. My kid then tells us she also saw one crawling on the counter when getting a snack late that previous night, again thinking it was a beetle. At this point my husband and I start looking around to see if we can find more, a source, something. We get to the kitchen and we're opening and closing cabinet and drawers. We get to one of the drawers and open and close it and out comes 4 roaches scattering around. My husband uses his flashlight to look into the open gap behind the drawer and sure enough there are a number of large fully grown ones. I take one of the crushed roaches, wrap it in a tissue, put it in a baggy and bring it to the front desk. Kristen the manager comes out and is just totally blasé about the entire situation. Like totally unphased that this happened. Offered to move us to another section of the resort where, "they don't get as many of those complaints". So clearly they are aware this is an issue. I asked for confirmation that they can guarantee where we would be moved didn't have roaches and she told me they couldn't. This resort is fully aware they have roach infestations and take the risk booking people in these rooms instead of truly caring for the issue. The best part is, while I was waiting to speak to her another family came in to report mice in their unit. Like on their nightstand while they were in bed. We had a quick conversation and they told me they are owners there are ready do what whatever they needed to get out. This is the second occurrence if having mice in a unit they stayed in and other time they found bed bugs. Needless to say we put all our stuff in plastic bags, loaded up our car and drove home 4 days early. I'm currently going though everything individually, washing and drying all our clothing on the highest heat level (probably ruining some of it in the process) in hopes that nothing came home with us. Don't worry, the resort was kind enough to credit us the resort fees for only the days we didnt use s/. Waiting for the credit card dispute for the actual booking costs.

Check‑In Check‑in at Massanutten is not a smooth process. The lobby experience is heavily oriented toward timeshare sales, and efficiency does not seem to be a priority. Even though we paid for express check‑in, we still waited 30 minutes because a guest ahead of us had a reservation issue and the line stalled. Several staff members were present, but no one stepped in to keep the express line moving until one person finally took the initiative. The express service did not function as advertised. Lodging We stayed in the Summit condos. The units are dated, and the infrastructure needs attention. I usually don’t focus much on lodging unless there are safety or cleanliness concerns — unfortunately, these units had both. The wooden walkways and deck are at the end of their lifespan, with rusted nail pops and exposed nails. Shoes are absolutely necessary. Our unit was not well cleaned: sticky residue was left around the sink and countertop, and multiple lights were not working. Maintenance had to pull the beds away from the wall and access wiring behind the mounted headboard to fix the guest bedroom lights. Outside, trash and bags of linens were scattered around the property near our unit. We called three times to have them removed, but they were still there when we checked out. Staff Staff interactions were mixed. Most employees seemed polite but disengaged, as if they were simply waiting for their next job. No one appeared particularly motivated to help resolve our day‑one issues, which were numerous. I was frequently placed on hold and transferred from office to office. “You’ll have to talk to X about that” became a common refrain across housekeeping, security, and other departments. The overall impression was that guests are expected to troubleshoot their own problems. Food Food is a serious challenge at Massanutten. It is expensive and low quality. My teens will usually eat anything, but even they agreed that both dinner and lunch at the resort were not good. We eventually chose to eat off‑property or buy groceries. If your unit has a kitchen, there is a Food Lion a few miles away. There are several good dining options within 10 miles of the front gate that offer better food, service, and value. Save your wallet — and your palate — and avoid dining at the resort. Waterpark & Diamond Jim’s Arcade The waterpark was a good experience overall. However, some guests were disruptive, rude, aggressive, and loud. Staff often stood by without intervening. To be fair, many appeared to be high‑school or college‑age employees working summer jobs. They would benefit from additional support or de‑escalation training. Diamond Jim’s arcade needs attention. Many of the games my kids wanted to play were out of service — including Minecraft Dungeons, Injustice, Halo, and the large Galaga cabinet. It made for a disappointing visit. Great place to be with a lot of improved activities. Some activities are on the high side, but plenty of free activities too. And if you are there just to rest, please do nothing and just sleep for the week without anyone bothering you. Lots of places to eat and inexpensive. Pool, sauna, steam bath, hot tub in more than one area. Great for family and solo vacation.. Just be careful with presentation hours so that you dont spend a day of your vacation on presentation. Be clear if you dont want to attend.

Comfortable stay at our 4 bedroom condo. Not enough kitchen or cleaning supplies. Sofas were tattered. Carpets had several large stains.Needs some updating.Pools close at 7 pm. Would have liked to go to pool later in evening. Overall ok but nothing to write home about.

We have owned at Massanutten for more than 25 years and we do love the convenience of the 4-5 hour drive from Pittsburgh, but once you are handed your unit keys it becomes a questionable experience. We are always directed to the next counter to receive our parking pass (which is somewhat useless since there are rarely guards at the guard station when you start the drive up the hill. Part of the check in process is the push to get the free meal while you hear about all of the new things going on. As an owner I do appreciate all of the new features, but at what point is enough enough????? I am very tired of hearing how the water park is being expanded to include more features (many of which are only of use during the summer hours). When we come during the fall we find that most places like the restaurants and stores have limited days/hours during the fall/winter season. The indoor pools have never improved the hot tubs so trying to scramble into the hot tub at Woodstone is nearly impossible if you have balance issues or are unable to climb up steps or a ladder and then balance yourself on the edge of the hot tub before plopping down into the water. The space inside the hot tub is rather limited. I have not been inside the other building for some time because the building acoustics are horrible - all voices bounce off of the walls and the place is full of screaming kids, obviously geared towards young families who never learned how to raise children with any manners. Even on nice days during the fall or spring there is little to do outside such as mini golf. The restaurants are horribly overpriced and the menu is very limited and the food is just not worth the price. It is well worth the drive to eat outside of the property - so why would I want to encourage friends to come for a visit in the hopes that they might want to purchase a unit that has no resale value at all in years to come. We have resigned ourselves to make our unit work for us and then let it go into foreclosure when we are too old to make the trip any more so our kids are not dinged with a foreclosure on their record. As for the 55/over village they are planning - just how much is that going to cost us current owners??? I suspect we will have to help offset the cost for those units in some manner and that does not sit well with us. We agreed to do the tour last fall after the girl threw more and more money on a gift card at us and then realized that the last 3 days of our stay we could not use the funds anywhere but a ski lift ride to the top. The restaurants were closed except for the food at Woodstone and I made that mistake once but never again. The water park also was not open those days so by the time we left - after having to make multiple calls to maintenance to have minor repairs made. All of these issues degraded from our "relaxing" stay, especially when the WiFi kept me from attending a mandatory meeting at work and cable outages. I tried to leave this r
