My husband and I booked two rooms here with a friend for one night when we were going to Osteria Francescana in May 2024. I loved this B&B so much that I wish we had stayed another night. If we ever go back to Modena, this is where we will stay. The room: The room was absolutely beautiful and very unique with high ceilings, a beautiful Murano glass chandelier, and a well appointed bathroom. The view looked out over a beautiful courtyard that was lit up with lovely lights in the evening. The air conditioning was excellent. The service: The service was excellent. We got in later than expected due to heavy rains and trouble getting a taxi, but Benedetta stayed 30 minutes late to wait for us so she could make sure to tell us about the area, hotel, and let us grab some fruit and pastries since we were leaving early the next morning. She was extremely kind and friendly - one of the nicest people we met during our month in Italy. The location: We picked this hotel because of its proximity to Osteria Francescana (it’s literally across the street, like a one minute walk), but it’s also walking distance to several shops and restaurants - we wish we had stayed longer to explore. I can’t recommend this place enough - it was amazing and very affordable (less than 200 euro per night for our room, and 130 euro per night for our friend’s room) especially compared to the other hotels we stayed at in Italy.

The staff at this boutique hotel is great. They are always very accomodating and friendly. They all speak english well if that is a concern. The breakfast room is very nice but also very traditional in its offering. The rooms are roomy and comfortable and well maintained. We have stayed here twice and will continue to stay there in the future. Great eating establishments nearby as well.

We had a wonderful time in Italy. I ate at the RMH restaurant 4 nights in a row. The chef Tommasso came to our table after hearing it was our 4th night eating at the restaurant and made us a special meal for us, an Asparagus pasta dish. I ate three different type of tortellini dishes that were fresh and perfect. The steak was perfect medium rare. The wait staff were so kind and professional. Ibrahim my waiter treated us like family. Some of the best service I have ever had. Everyone was kind and was patient with our little bit of Italian and mostly English conversation. The restaurant it self was beautiful and elegant. More than I expected from a hotel restaurant.

We have stayed here a view of times after giving it 5 stars a couple of years ago. Just to say it's still a very good hotel, and this time of the year it's even cheaper. Do not miss the restaurant. The locals use it, what could be better recommendation. So an easy 5 stars again.

Hotel is in a quiet area a little off from the highway. We had a corner suite room which was a huge room with separate living area and bedroom and it had a treadmill in the living. The only complaint is the shower water had a very strong metallic smell, not sure if it’s the plumbing or what but it was quite unpleasant. TV channels has cable TV channels so that’s nice too.

I can't understand the many negative reviews. The rooms are clean, the mattress top, under the mattress also clean, the atmosphere is tasteful, the technology at the latest level (access with map, heating digital, light circuit from bed, electric roller loads, safe, 2 chairs). It was well heated. The bathroom was also comfortable with its own temperature control and air conditioning. At breakfast there was nothing to expose. Great buffet with sufficient choice, and delicious coffee in all kinds of variants. German bread was not there and no vegetables (tomats, curry) but otherwise there was nothing to expose. Very good price-performance ratio, nice, friendly staff. The location is in the rural environment in Nirvana. Lamborghini has a work close to. Whoever wants, can visit a museum there. I can recommend the hotel for the price every time.

Struttura elegante, perfettamente manutenuta spazi accoglienti e gradevoli. La stanza perfetta sotto tutti gli aspetti completa di tutti i comfort. GGuest UserIt is very close to Modena Station, so it is very convenient at the same time. It is very easy to travel on the same day when traveling to Modena because the station is close. It's hard to catch a taxi in the early morning or early morning, but the station is close, so it's easy to get to the hotel without a taxi. Cleanliness and facilities breakfast are also good among nearby hotels.
Parking is also available. Very satisfied.

GGuest UserWe arrived late, and without a booking, after a difficult journey. The hotel was welcoming, the restaurant was excellent, the beds very comfortable with smooth monogrammed sheets! and the gardens pleasant for a morning stroll. There is also a pool. A very good hotel, can't recommend too highly. 'Old fahioned' in the very best sense.

GGuest UserThe breakfast was very good, the water pressure in the shower was very nice, the room was clean, the staff friendly and the location is excellent, close to the old town. However, we hardly slept at all, due to the typical Italian bed: hard mattress, thin pillows and no duvets, just a thin linen sheet and a plaid. I doubt that many people who haven't grown up with an Italian bed are comfortable sleeping under a thin sheet tucked in on three sides... thankfully, there were two extra pillows, otherwise we would probably not have slept at all. After two nights, we still had stiff necks and sore backs. I have stayed at privately owned lodging that offered nordic bedding in Italy, so I know it's possible. It would be most welcome if Italian hotels were to adopt that as well The bathroom is tiny, my 1m90 tall Partner hit his knees everywhere and he was only able to turn on the water in the shower by leaving the glass door open. Furthermore, our booking.com confirmation said our room had a balcony, but we only had a small window in a corner. Due to that, the room git really warm during the night (at the end of April), and we couldn't leave the window open due to street noise. Finally, the walls are so thin I was able to listen to our next door neighbour's entire phone conversation, including what the person on the other end was saying ( they were most likely on speaker, but still.) I'm aware that's not easy to fix, but maybe signs asking guests to keep their voices down at night would help?

GGuest UserThe price at night is really low. In front of the university and near the bus stop. The room is very small as the television, just needs for a night support. The bathroom is modern. I had to wait 20 minutes for hot water. Breakfast is not a buffet. There is a barman who asks you what you want to eat, so a piece and coffee. nice and available staff. Unfortunately there is no lift but for the little I paid there were the services I wanted.
