Initially we were skeptical about the place, however ,the moment we checked out the rooms, we were sure of occupying the rooms comfortably for the next 2 days. Very neat, clean spacious rooms with a sit out space. You feel connected and get that 'at-home' feel esp after going thro the mult fam photos and the Rebelos family tree, put up on walls, nd discovering that the place has more than a century old history! being located at the heart of the city, it has an easy access to places & is just a 3 min walk from cruise @ Mandovi. Good wifi connectivity available. Since meals not included in stay, we ordered online, necessary cutlery is provided at hotel. They hv a fridge storage & a microwave oven if needed. Our room had a kitchentte space, so eating in room was not at all messy. Owner is friendly and guides u well for local trips.

Brilliant Location for short and long stay , I have stayed at the hotel more than one time , looking forward to more stays . It was more of business visit so this place is ideal for calm and cosy stay away from all the tourist crowd but also very close to a many calm beaches nearby. Rooms I stayed were spacious,clean and service is good . Front desk Afra Lobo is brilliant, helpful and soft spoken. Only point of discomfort is no restaurant in the hotel but you can find nearby many restaurants and also city center is very close by . Best is the Sundeck view from the rooms to the Arabian sea.

If you opt to stay in Panjim and have lot of outdoors to do, this place is your best bet. The hotel is compact, boutique style and xtremely neat. Breakfast is a small set menu of doas/Parathas, tea,omelette, orange tang and served in a tastefully done up cafeteria. Absolutely safe, near the main Dayanand Bandodkar road. Casinos, jetty, Restaurants nearby (only u hv to follow google maps) The staff were very courteous, polite and the whole area gave positive vibes. Not for large groups maybe but perfect for couples and small families. Toilet was a bit cramped but it didn't bother us much as we were out touring. Compactness, cleanliness and location were our priorities, so we found this place perfect -husband wife and 10 Yr old son!

Beautifully restored/maintained heritage building next to the river. An old family home the hotel has lovely antiques and quirky touches that will delight the people who want a genuine experience rather than a chain hotel. The staff were super helpful attending to all requests efficiently. The room was clean and well specified with everything working as it should. Each room has different period features and furniture with some overlooking the river. Breakfast buffet was small but delicious with items available to be cooked to order and super friendly staff. The location is perfect for exploring the lovely narrow streets of Fontainhas, the only Latin Quarter in India. The period properties range from beautifully maintained/renovated to atmospheric dilapidation. Historic old cafes and bakeries exist alongside hip new places. You shouldn't miss trying Goan Feni or Urrak in Panjims famous historic dive bar Joseph's which has great Western music and a bustling vibe especially in the evenings and weekends with authentic Goan snacks. Good Goan and Indian food abounds in the areas but you are also within easy walking distance are some diverse and quality places that are rare to find easiky. Tataki for Asian food, Route 66 for American diner and burgers, Saavaa for great cocktails in a sophisticated setting, DTR for great river views over the Old Patto Bridge and draft beer ***** with nightly live music, Bombay Coffee House Select for great coffee, smoothies and baked goods, Miski Bar, K-Bar etc etc. You are also not far from the cute parks ***** the river and for those interested - Panjims river cruises and ****** boats are all departing nearby. Don't skip Panjim whilst in Goa - it's a city Gem if you know where to look and this hotel is well placed to explore it all.

Stay was good. Room was ok as far as value for money is concerned. Less toileteries provided as compared to other hotels with similar range are concerned. No wifi password was shared. We never asked though. The bucket tumbler and stool provided in bath was dirty and unclean. It was a basic room. Food at the restaurant attached was good. Not so happy with room. Location of hotel is good calm and quiet place.

The location is absolutely great in main panjim market. The breakfast choice are limited, but what the serve is excellent. Staff in restaurant is courteous and kind. Over all very nice comfortable stay.

This building is the standout structure in the tourist area of Fontainhas. The dark green color of the building truly makes it look apart from the ***y other structures in the area from the Portuguese era. As for the accommodation, the rooms are comfortable. You find tourists handing around outside the building for photographs. Unfortunately, there are a few ignorant ones who don't respect the effort made to keep the buildings clean and preserve it's aesthetic appeal. They lean on the building walls with their legs which you can't do to a private property and that's why there is a ”no photo” notice put up. However, if you can respect the cleanliness, well and good. Dominic, Terrence, ***n and Fernandes are a group of really great people who ***age the property very well and are responsive to any requests and queries. Got good WiFi too. Breakfast is very limited, though. Rooms are with cozy beds, clean and comfortable. Amazing maintenance.
