Start with positives; handy location, smart garden, clean, decent WiFi. The 'not so goods' are longer. The place is tired (more diplomatic reviewers have used words like 'homely'). I'm reluctant to say it, but our room reminded me of my mother's care home - yellow painted walls, cheap pine furniture and an overpowering niff of cleaning products. Curtains were off hooks, wardrobe door awry, a hairdryer that sounded distressed, locks that don't turn. Another issue was noise; traffic from the road out front, the place literally shakes when trains pass (mercifully not that often) but, most sound emanated from within through paper-thin walls. Breakfast was indeed cooked fresh, but overcooked. And served without grace or smiles. So, in summary, a question of expectations, sorry to say that, even for a 3 star at £125 for 2 per night, I expected more.
