We chose this B&B due to its proximity to the Olympic stadium for the Vasco Rossi concert, logically the 170 euros per night are a lot in fact it is not its price but it was increased precisely for the concert and perhaps not only and we were aware of it and it was fine for us, but when we arrived at the B&B on Friday afternoon we didn't even find a bottle of water other than a carafe in the fridge which we didn't use not knowing which water and above all who had drunk it and what it could contain, the TV only worked on Rai channels, the shower was very small without a wall unit to place shower gel, shampoo, etc., the breakfast was really poor and to top it off there was and never was WiFi from arrival to departure.

Room was clean and nicely decorated but the website said it was near the termini train station, and it was a metro and bus ride and walk away, north of the Vatican. There was no communication ahead of the reservation about any specific access instructions but when we finally arrived (@6:30pm) there was no one answering the doorbell. Two angels, young women staying there happened to arrive and helped us contact the ‘host’. You needed what’s app, and internet and then you could get a code to open a lock box to get the keys (3) that the young ladies showed us which key went to which door. We never saw anyone from the rental. When the room was cleaned they did not replace the bath towel (which were great) so I needed to use two hand towels to dry. The hooks that appeared to be for hanging towels were two feet above my head. There was no breakfast. The coffee maker was fine but the second day there were no cups so I needed to use my water bottle cap. Luckily it was a small espresso. It was located in a neighborhood of apartments so it was not near restaurants or shops.

We had prebooked and stayed in this property for 4 days end of July then again for 9 days in August. Both times we had specifically booked a unit on their noble floor with full kitchen. Our reservation and itinerary clearly stated full kitchen. It was a major inconvenience was that the stove is (not connected to electricity) and does not work. It’s misleading because the hotel brochure inside the room says that some of the units have no stove connected but they will connect if requested. So we believed they would. It turns out that it is not possible for them to connect the stove or provide a microwave. They did offer to put us on a lesser priced ground floor unit with stove instead, but we stayed on the noble floor. Many things needed repair (door handle was loose and falling off) but the staff was kind and repaired it on the second day. One night there were ants in the bathroom, the staff came and cleaned and sprayed. The switch plates on the wall were loose and almost falling off. The windows had no screens or drapes and did not shut properly. The armoires did not shut properly, and many things are in a state of constant repair. Overall, the property had an old-fashioned style, elegant chandeliers crystal glassware decor etc. The gardens and grounds were beautiful but it's not possible to sit outside too long because of small biting bugs. The staff are kind and attentive – they come and make adjustments if you report something.

Very elegant hotel, serving 4 stars. Good location, quiet, 10 minutes walk from the subway station, 15 minutes to the old city. The nearby supermarket restaurant is complete. The breakfast is very rich. Booked triple room with an oversized terrace that exceeded expectations. The hotel restaurant is on the top floor and can see the Vatican Cathedral dome, with good food and views.

Excellent experience: large and well-furnished room, with lots of support surfaces, large bathroom with hydromassage tub and infinite products available, including a mini sewing set, toothbrush and toothpaste, even a disposable razor. In the bathroom there was a blue light spotlight and a small strobe ball. The breakfast buffet was quite varied. Good cleanliness of the room and common areas. Excellent location close to San Pietro but in a quiet area. Definitely a hotel I will keep in mind.
