This is the first time I have encountered a hotel that requires a 50 SGD fine for checking in after 10pm. The soundproofing is extremely poor. The Indian guy next door talked to his girlfriend on the phone until after 1am. There are few toilets and the environment is poor. If I had known earlier, I would have booked another youth hostel in the city center. It was much better than this one.

The location is excellent, close to Sentosa and the bay. Because it is a large private villa, there is no elevator.

The room is relatively small and the bathroom is shared, as is common in Singapore hotels. It's great to bring breakfast, it saves trouble and the breakfast is rich. The hotel is very clean. Several buses at the intersection can provide direct access to several major places in Singapore, and it is relatively close to NUS and MDIS. There are many villas around and it is very close to Kent Ridge Park. Overall satisfied.
