Perfect location if you want to visit Tokyo Disneyland just 2 bus stops away. (BUS 9) Breakfast is delicious. Dinosaur customer service is awesome. Overall, it is excellent👌

Hotel room was clean and front desk is english speaking, Near by got 7-11 and lawson, Bus to disneyland is only 2 stop and per pax is 170JPY.
