In reality we did not stay even one night in this hotel but, with our insistence, at the end of the day we were transferred to the BELLE ARTI HOTEL as at the DOMUS CAVANIS on 8 December 2023 all the rooms were cold due to the general boiler going out of order. block

Looks good on photos but Is badly maintained and has no staff on site. The toilet seat is still broken in this hotel, the place is definitely dingy, neglected and has no atmosphere. You are still expected to go across the street for breakfast. Its been a huge disappointment I wish we hadnt of bothered. The staff across the street initially had no key card for us to access the main door to the hotel, but this was resolved within 2 hours. Location in Venice was good and the room was very clean. Other than that a complete joke

Very disappointed with this Hotel, we had to book in across the road at the other Hotel. Not a very nice welcoming feel at all, room was dark and dingy, our toilet seat was broken, one of the bedside lights was broken with bare wires showing, a plug socket was hanging out of the wall and the pillows were like concrete slabs. We had to go back across to the other hotel for breakfast and that was utter chaos. The breakfast was enjoyable but the room was no where big enough for everyone. Wouldn’t stay there again 🙁

The room was nice. The breakfast was good. Located near the Academia Bridge and many very good restaurants nearby. Excellent value. The front desk staff wasn't the most friendly but was efficient. The staff at breakfast were wonderful.

I stayed at this hotel for just 1 night and the next day I woke up with a couple of bites. I thought it mosquito at first but then I discovered about 30 of them all over my body! They are bed bugs. Don’t go there! Rooms are medieval, old, the toilet was constantly running, breakfast is low standard and their WIFI didn’t work! I’m just hoping I didn’t take any home with me. The reception and staff refuse to help or advice and say it’s mosquito but as I’m going through other reviews I’m realising I’m not the only one!!! AVOID AT ALL COSTS! I don’t have high standards but this was absolutely horrible!!!

A room that as soon as you enter you smell old and dusty, padded walls with stains on them, dirty carpet, rooms in a building where there is no living soul, no reception or customers. Terrible service. It looks like a ghost hotel.

The room itself isn't bad, nor is the bathroom, although it's not exactly new. The problem is that the room is too hot and is infested with mosquitoes! I didn't sleep until three... then evidently by keeping the window open (but with the shutters closed obviously) the temperature improved and the mosquitoes were evidently full after having feasted for hours, and I was finally able to sleep. The bed and linen, as well as cleanliness, were more than discreet. Basic breakfast in a context that is not exactly exclusive, but included in the price. By the way: the price is really good when compared to the rest of the offer in Venice, which is why three dots instead of two.

Hotel in need of renovation with ruined stairs, mold stains in the bathroom, old and encrusted shower and sanitary fixtures that leaked water. Padded walls and very old furniture. Reception not present, breakfast in another hotel. €270/night a robbery
