I stayed quite a lot of days at room 412 waiting for my travel VISA
ac was standard clanky but good enough for my sleep, hot shower is perfect，towels clean, bring your toileties, would be nice if tv signal is good, pillowcsse needs new ones, it was all Clean though, however if you had some noisy guests midnight with their doors, it would not like it. 8/10

Facilities: Well-equipped.
Cleanliness: Spotless.
Ambiance: Elegant.
Service: Excellent.
The location is very easy to find, right on the street, next to a BDO bank, and there are many dining options nearby, which is super convenient. There are large common areas on both the 5th and 2nd floors, and the internet connection is also very good. All the staff are very friendly.

This was one of the best hotel I stayed at in Manila. I had some hesitations about the shared toilet and bathroom, but they were quite clean by Philippine standards. The hotel even has a pool, so you can sit by the pool in the evening and meet other guests. However, our room didn't have a window and was a bit damp. The only downside of the hotel is that the surroundings aren't very safe. You need to be cautious around the hotel if you're a foreigner. Mall of Asia is only 10-minutes by Jeepney. The hotel is also close to the airport for those leaving the city.

Nice location. Easy access. The room is wide enough and clean. The aircon works well. Bed sheet is soft in skin. Bed is great. Unfortunately i can hear the noise in the nextroom. And the sound of water pump or generator is annoying every time it turns on. Overall its a nice place to stay.

Always a pleasure and relaxing that feels like home away from home whenever we stay at Propiedad Residences. You’ll never feel unsafe with their peaceful, quiet and serene environment. The atmosphere of the room is such a sanctuary for sound sleep that you’ll never hear the hustle and bustle of the city. You’ll get up refreshed, rejuvenated and energized to start a new day. GGuest UserThe price is affordable, rooms are clean enough, and people are friendly. Also, it is convenient to travel to all destinations, equally close.
However, there's only one hairdryer in the building, which makes it super inconvenient, and no slippers are provided. Another concern would be safety, Pasay city is more local, you can experience authentic lifestyle, but there are risks of getting into trouble I think.
All in all, after living 3 days there, I would still recommend travelers this hotel.

The biggest strength of Studio 18 is its location. It's tucked away inside San Antonio Village, which is a quiet and secure gated community, giving you peace of mind in a busy city. Yet, you're only a short, manageable walk away from major hubs like SM Megamall, Capitol Commons, and Shangri-La Plaza. If you rely on public transport, the proximity to the Shaw Boulevard MRT station is a huge plus. It’s an ideal base for shopping, working, or accessing neighboring Ortigas Center.
The Staff deserves special mention. From the security guards to the front desk, everyone is genuinely friendly, accommodating, and quick to address requests. In a large metro, great service makes all the difference, and the team here is absolutely the highlight of the stay.

GGuest UserThough the rooms need renovations and better cleaning, this is a budget hotel, after all. So, you will get what you paid for. The best part of this hotel is the location within Intramuros. Despite the hot and humid weather, I was able to walk to key sites withing Intramuros. The reception seemed to lack in its tour arranging ability, but I was able to charter a TukTuk at a nearby museum, to go all the way to Malacañan Palace area.
