I booked this B and B after much investigating of other places in Bath. I went with it because I saw it was a short walk to the shops and this is very important as my Mum is recovering from a broken back and has limited mobility. I booked a garden room at extra expense as a treat . I specifically asked reception if the room was on the ground floor because Mum still can't do stairs. I was assured it was so I paid over a£400 deposit. More fool me ! When we arrived we were met by a very pleasant young man who took us through check in. When he finished he offered to take our case downstairs to our room. I asked what he meant and he said our room was down 2 flights of a winding staircase I explained Mum can't do stairs and that I had asked on booking and was assured it was ground floor. There was no way she could even attempt them .I rapidly had to get another hotel . I managed but it cost me another £1000! I asked reception if he could get us a refund or even half the money and he said he would try his best .We moved to another hotel and I got an email next day from the manager saying that as a goodwill gesture they would keep the deposit it would not charge the rest !! I explained it was a treat for Mum and I as we have recently lost my Dad .. She couldn't give a fig and would not budge on the situation I appreciate the booking policy is non refundable but this was an unusual situation and a little leeway would of helped .. Disgusted by her total lack of humanity and basic human decency ..

Beautiful building in amazing location. Friendly welcoming staff and comfortable beds. Dated interior - bedrooms small and bathrooms shabby - our bath leaked 🙈- not a five star Breakfast was served in a lovely room - disappointed to pay extra for a latte/cappuccino at breakfast time

This is a beautiful old building with lots of character. The reception/breakfast staff are lovely. The location is great—very close to the Roman baths/abbey/shopping etc but set on a beautiful, quiet street. The bed was very comfortable.

Where to start, my friend and I decided to have a couple of days away in Bath. We booked The Windsor Townhouse on its 4/5 star rating and location. We paid £354 for a twin room, continental breakfast included. On first approach to the Townhouse it looked lovely and we were welcomed in warmly. We were given our key to our room which was right on the top floor with a very steep spiral staircase and only one handle bar, so a bit tricky to navigate case and bags without falling down. Once in our room we thought O.K it’s a bit shabby but we will just grin and bear it as we were there to have a nice time and not get stressed; being limited twin room to and unlikely to get another. I decided not to take my clothes out of its case because the wardrobe was so dirty, so once you prise the doors open you will find a microwave inside ( yes a microwave, plus the kettle and a extension lead. ) There is also a safe inside the wardrobe which is filthy from milk, coffee and tea stains and basically laden with dust, take a look underneath the microwave and be warned it’s not pretty. On a positive note the beds were comfortable and the bedding was of good clean quality, which is what you expect. The window didn’t open for air and the curtain pelmits were hanging off, the room needed a refresh of paint and good carpet clean. There is nowhere to plug in a hairdryer as the dressing table has no sockets near it and of poor lighting. We put the kettle on the floor as we didn’t like to use a kettle inside a wardrobe, we were given four tea bags, four coffee sachets and four milk to last us our stay. Sugar was in a tiny bottle that had obviously been there ages as it was all stuck to the glass. The bathroom had a high window as you looked up you could see the thick layer of dust and cobwebs on the walls ( a long handle feather duster was needed here ). The sink plug was thick and yellow, the skirting boards were fur lined with dust, shower was bearable. Back to the good points, location was great and peaceful. Though breakfast was a bit sad, we only had breakfast one morning as it wasn’t worth getting out of bed for, we was given a shared plate of fresh fruit that was so finely cut that it was transparent, amazing how four grapes and two slices of orange and pear can look, low branded cereal, chipped plates, but the juice was nice. You could upgrade and pay for a breakfast but we were keen to get out and explore and enjoy breakfast in nearby cafes. Now you could ask us why didn’t we complain. So at the time we just wanted to enjoy our stay and prioritise our visit to Bath as fun and not cause a scene in front of any guest that were there, also limitations on getting a twin room again. Also taking into mind that the reception area is locked and doors shut so you don’t really see anyone. The Windsor Townhouse Bath is marketed as luxurious five star guesthouse. In my opinion this accommodation at best is a mediocre 3* Their website is promoting food other than breakfast this hasn’t been the case according to staff for 18 years?? A limited bar in dining/reception area. We stayed Sunday and Monday night there was no bar facilities available on either night The foyer of house and meet and greet lady was pleasant enough. The overall appearance of downstairs is at best acceptable. However once you negotiate stairs the acceptability level disappears. Stair carpet is thread bare in places. Screwed up paper disposed of on the stairs which remained there for our two night stay. The hall paintwork is chipped Wall paper dated Windows unclean Vista from first floor onto flat roof where there was an array of unused flowerpots and an overgrown miniature tree. It is an eye sore. Our room (Orchard) Carpet shabby stained and unclean Antiquated Reading lights only no central light and one of the Reading lights didn’t have a bulb in it Paintwork as before shabby dull chipped peeling around window. Bed and linen acceptable but NOT five star Headboard stained Bedside table to left didn’t fit in niche and bedroom floor uneven If you put a drink on left table it rolled off onto the floor. Small vintage decanter with water was a nice touch however the crystal glasses were old and appeared unclean Valance around bed base was ill fitting which showed lots of loose threads The bedside phone had no dialling tone the line was dead. tone The first impression when you entered Orchard bedroom was far from WOW five star. Room presented very tired and in need of total revamp shabby and very old and dated. The bathroom had small bath with shower. The shower had a leak if it wasn’t turned off so tightly that the only way you could switch on was with a pair monkey wrenches! Ridiculous. I really struggled to get the shower to work and when I finally did the thermostat was impossible to regulate and turning the shower off was as difficult as switching it on. We decided we would fill small bath instead. However bath plug didn’t fit properly and water was escaping down plug hole! We thought best use bath mat which was located behind bathroom door. I cannot emphasis how this mat presented. It was perished and partially mouldy it was disgusting and it was removed but not replaced. Bath surface was slippery without bathmat not that I wanted to sit on mouldy one provided. Best bathroom feature were towels Bathmat got wet first time we tried to use shower. We were not given a clean dry bathmat! Whilst I accept that recent reviews may suggest some refurbishment and or improved cleaning may be required,this Guest House is second to none for location and value for money. The breakfast and customer service is very good I have stayed here twice and I would not recommend returning.

Our room was dirty, there were many things that really let our room down (Abbey room). The bed had a blanket on it that had seen better days and had several holes in it. The kettle lead was so short you had to leave it on the floor and the kettle itself was damaged and had limescale all over it. There was a thick layer of dust on the dressing table and an old, used bandage in one of the drawers from a previous guest. The skirting in the bathroom had partly detached from the bath edge leaving a dirty, exposed area of woodwork. There was an electrical device half hanging off the bathroom ceiling with the wiring exposed. The shower head had several little nozzles missing so it sprayed everywhere and was covered in limescale. The shower water tap had part of it missing but did work thankfully. There was black mould along parts of the bath edge. We had the blanket changed whilst we went shopping but didn't really see the room properly until we came back to get ready for our evening out. This meant that our complaints about the room couldn't be discussed until the next morning (reception is unmanned). When we did complain we stated that we would have happy to pay the price (£215 for one night) IF the room had been up to a decent standard. It was sold as a Superior Double and was anything but Superior in my opinion. We were offered a free cooked breakfast, which we turned down as the continental one was perfectly adequate. We were also offered a 10% discount after the manager contacted the owner. We reluctantly accepted this at the time. On returning home, I sent an email to the hotel to be forwarded to the owner. The reply I received, after almost a week and a follow up email from me, was rude and seemed to be in denial of the problems and the dirty state of the room, as well as accusing my wife and I of being "opportunistic" for demanding a bigger discount. Surely the deal is that you pay and the hotel supplies a clean, well maintained room or is that unrealistic??
