I stayed at Admiral’s Quarters in September with my husband. Despite booking a specific room, we were told upon check in that we had been moved to another equivalent room. Looking back, this was the first red flag, and I should have asked why. The shower broke twice during the weekend. Once it wouldn’t turn on the day we arrived, and then again the next morning it got stuck on cold and wouldn’t turn off. There wasn’t anyone at the front desk, so we called the provided number. The woman shared that there it was a known issue. Maintenance was in our room 3 times between Friday and Saturday, and the last straw for me was when we left the Do Not Distrurb sign up only to come back and find that house keeping had been there. Shortly after I also noticed a couple was staying in the room we originally booked, and it was at this point I realized they likely were supposed to stay in the room we ended up with, but the shower was still being fixed , so they were moved to our original room. I called the provided number to discuss this, but no one answered and I left a voicemail. No one ever called to check in or to return my call, and at no point during our stay did we see any staff at the front desk except when we checked in. I’ve since followed up twice with the Inn via email with the hopes of getting some sort of partial refund, and while someone replied, it’s now been 3 weeks and no follow up. Despite the comfortable bed and great location, the combination of all these issues has been beyond frustrating. There are so many other lovely places to stay in Boothbay, and I would not stay here again.

My wife and I just spent two nights at the Admiral's Quarters (Room #1). We checked the reviews on TripAdvisor and made our reservations based upon what we read. To say we were disappointed is an understatement. The accommodations were spartan at best and more resembled an enclosed porch than a high end B&B. The room looks as though it was once just an open space under the deck area above that was closed in. There were no curtains on any of the windows; the sliding glass door was extremely difficult, almost impossible, to use; there was only a stand up shower in the bath, which was small, that had liquid soap, shampoo, and conditioner dispensers attached to one of the shower walls. The bathroom floor was sticky and the rug needs to be washed. The room carpeting looked like an indoor/outdoor type. There were two chairs in the room but not even a small table to hold your morning coffee, which would have been helpful since the room is separated from the rest of the inn. The only heat available was a gas fireplace (the remote is held together with electrical tape) and a small electric baseboard in the bathroom. It wasn't all bad. The common areas seemed well appointed. Coffe, tea, and soft drinks were always available, and Ben was very nice.

We were the first guests of the 2009 season! We've never been here before so I don't know what it was like previously, but the rooms are all upgraded and the bathrooms are all modern with every detail tended to. The rooms are a good size and exceptionally clean. We like the older feel of a B & B, but the modern conveniences of a new bathroom and facilities---this had both. The staff was wonderful. We felt right at home in every area, the breakfasts were really great, and they made you feel like family. I would HIGHLY recommend it. We will always stay here when we come to Boothbay---and what a view out every room!

Trying not to repeat other reviewers,,It's the little things that count..all the homey touches..Febreeze in the bathrooms (something I'd never use at home..but welcome here), cotton balls, cue tips, free postcards, chocolates, cookies..always available..VCR and vintage VCR tapes, books. An info-notebook that lists even lists hikes..Charming sun-drenched common areas..You And yes, location perfect..views and within walking distance of everything..If you can swing it, this is the place. Other properties are overrun with tour groups.. The breakfasts are gourmet..they have a superb cook..I was sorry to have to leave.. I loved room #5 in the Greenleaf!

My wife & I recently had the great pleasure of staying for two nights at the Greenleaf Inn, Boothbay Harbour. What else can I say about this wonderful B & B that hasn’t already been said . . . . . nothing I’m afraid! It’s all been said and I simply agree with all the previous positive comments. We stayed in room 3 in the Greenleaf which was absolutely wonderful, warm, comforting and with a superb bathroom. There are two properties, the other being the Admirals Quarters and all breakfasts are taken in the Greenleaf Inn. Which brings me to the breakfasts which are simply gourmet, prepared, served & cooked to order by Kim who is an imaginative and skilled cook. Before she serves your cooked breakfast there is fresh fruit and home made yogurt, also cheeses, hard-boiled eggs, pickled eggs, hummus, Danish pastries, homemade granola, breads, cereals as well as fresh squeezed orange juice. The first morning we were served a lovely Frittata with a small amount of peach/rice pudding on the side along with crispy bacon. Next day we had baked apple with cinnamon & brown sugar in a puff pastry case. . . . . breakfasts fit for a king! It is also the little things that made the difference, apart from the welcoming atmosphere, they have homemade biscuits out all the time along with coffee makers in both buildings. If you have any special dietary requirements (which you can mention when booking) Kim can cater for anything from gluten-free to Kosher. The property is well located within walking distance of several restaurants and the harbour but also very quiet. Over at the Admirals Quarters there is a lovely conservatory/sun room overlooking the harbour. We would highly recommend this B&B to anyone interested in staying in Boothbay Harbour and we would definately stay here again.

Greenleaf Inn exceeded our expectations in every way. It is clear that Mary and Sean have spent a lot of time making sure every detail of this property creates a special experience for their guests. The view is absolutely unbeatable with multiple patios and seating areas around the property both inside and outside. Even better that we could lay in bed and look out the big windows and watch the boats come in and out of the harbor when it was a little rainy. The space was always very clean including the kitchen which was shared among guests. We had full use of the kitchen with a fridge stocked with water, eggs, bagels, milk, juice, and other snacks as well as fresh muffins on the counter in the morning. The coffee and tea bar was always stocked with my favorites and French vanilla creamer in the fridge. It was quiet and we never heard the other guests. Beds were so comfy! The location is perfect, within minutes from tons of shops and restaurants. Mary checked in throughout our stay to make sure we had everything we needed and was very accommodating when we decided to extend our stay because we loved it so much. She gave tons of recommendations for places to eat and things to do in the area. We couldn’t have asked for a better experience and can’t wait to come back!

The Inn on Greenleaf Lane is two old houses which sit side by side on the uphill side of Commercial Street, facing the harbor. One house is the Inn on Greenleaf Lane and the other is The Admiral’s Quarters, which is where the office is located. The view from the sunroom in the Admiral’s Quarters (south house), and from the rooms facing the harbor, is magnificent. The location - walking distance from the main shopping area and most of the restaurants, coupled with this view - is the best thing going for this place. Too bad there isn’t more good news to report. We didn’t know it until we arrived, but ownership of this place changed hands earlier this year and the new owners were not present. Management was in the hands of a couple of their friends. On checking in we were shown around and told that even though there was no breakfast, we could help ourselves to anything in the kitchen – and there would be fresh pastries every morning. During our stay there was only one morning when pastries showed up, although to be fair they brought donuts another time. A Keurig coffee machine was available, but the k-cups were only replenished sporadically. When replenishments did show up, they arrived mid-morning or later – well after guests wanted coffee and a bite first thing in the morning. The office was only open a few short periods of time during our stay, and never early. If you have mobility issues, be aware that you only need to walk up three steps to get to the office and first floor rooms in the Admiral’s Quarters, but there is a pretty steep walk up the drive to get to these stairs. There is a flight of stairs to get to the Inn main entrance. The mattress in our room was not terrible, but not great. The heat in the bedroom was not working. Housekeeping didn’t seem to think it was their job to include cleaning the bathroom when they serviced the room. Towels and bathmats were threadbare and in at least one case, ripped and torn. How much does it cost to provide a decent bathmat? Boothbay Harbor is pricey, but this place wasn’t worth the money. It looks really great on the webpage, but it is much more rundown than it appears in the photos.

We stayed three nights at the one bedroom penthouse room and had the best time. You can see the harbor from your bed and the balcony is perfect to watch the sunset and the bay. It's your little private hidden place. Pam is a lovely hostess making sure we had everything we needed and suggesting places around to explore. We were there during the passing of Hurricane Lee and Pam really ensured we were taken care of (thankfully nothing really major happened except no internet which was not a big deal). I would come back to The Inns. Boothbay Harbor is a lovely walkable town with lots of shops, restaurants, bars and boat tours within easy reach.

This place was everything I've been wanting/needing. The attention to detail, the friendly staff, I mean wow. Pam was so helpful. She is such a doll. She answered all of my questions (there were many). Will definitely stay here again.
