The service of this hotel is very good. The owner even wrote a letter to the guests staying in the hotel. The hotel looks like a castle. According to the hotel staff, the hotel facilities are very historical. The breakfast is very rich, and you can eat a full Scottish breakfast. The hotel parking is very convenient, just at the door. There are plenty of parking spaces, suitable for self-driving. There are no other facilities around the hotel, which is very suitable for accommodation on the way from Edinburgh to the Scottish Highlands.

for reasons entirely out of my control, I had to cancel my stay 24hrs beforehand. I called to let them know. I advised I had to cancel and the reply was (word for word)
” ok , that's still chargeable”. NO ' I'm sorry to hear that' NO ”maybe we can find another date so you don't lose your money”... no ' we can't refund you but do you want a credit on account'.
if I'd have phoned 12 hours earlier my money would have been refunded or I could have amended my booking.
the blame was put on TRIP as I was told ' you booked through them and they wont help you.
So I'll be avoiding this place when I go up for my trip, and I'd advise others to avoid places with staff as uninterested as here.

The hotel is located in the centre of Perth and is relatively close to the train station and the centre of Perth, so it is comfortable to walk and make excursions across the area.
However, there are several aspects that should be improved. The breakfast was very small and very varied: every day they offered almost the same (a few cookies, toasts and a little hot breakfast), as well as having a very limited time, from 7:00 to 9:00.
The most important thing was that we were assigned a room on the third floor without lift. In a hotel of this price, I think they should take more into account such situations or at least prioritize the lower floors for guests with a lot of baggage.
In short, a good choice for your location, but with a room for improvement both in breakfast and in accessibility.
