Myself and husband plus 3 big kids stayed in Room 47 for one night for Coldplay. Yes it was overpriced (but much cheaper than elsewhere) but I accepted that due to high demand for accommodation. Despite reading some awful reviews our stay turned out much better than I thought. I had contacted the property on booking to reserve a car park space so had no issue with parking and paying 7Eur didn’t bother me considering we’d paid much more than that for city centre car parking. The property is in a quiet residential area and very convenient to Croke Park (20 min walk) which is why I choose it. The room was decorated in keeping with style of property. I had no issues with decor. Beds were comfortable and clean. We had ample tea/coffee in room. We had lots of hot water. There was also spare shower /toilet down corridor just beside our room. I had not booked breakfast but decided to on arrival, it was no problem to book it. Much easier than looking for somewhere else and probably cheaper €13 adult €7 kids. There was all you could have wanted and eat as much as you want as self service. Cereals, breads, fry, fruit, yoghurt! I could definitely hear the room above, due to creaky floorboards. But overall I slept well considering I was sharing a room with 4 other people. Overall my family experience was pleasant and we had a good (short) stay.

Very lovely family-run hotel. Our room was very clean and comfortable, and the private garden was very near - beautiful flowers, covered with bees. The breakfasts were excellent, with plenty to choose from, and the staff were very helpful and courteous. I would definitely stay here again /

Avoid at all costs . Attempted to stay here in August , lock did not work door into room , we pointed it out to reception who could do nothing for us . Refused to give us an alternative room . Kept messaging his manager , refused to let us speak with a manager or have the manager contact us . He then advised he had been told to fix the lock and when asked how he planned on doing this . He replied he didn’t know maybe try a spray . I advised if he could fix it , great do it . He then disappeared for approx 20 mins then when I went looking for him he said he couldn’t find anything to fix the lock . He then offered a refund and said that’s all he could offer . Again I stipulated could we not have one of the rooms they weren’t yet checked into so they check into that room and they could get the lock fixed . I was advised this was against policy so no . A refund was all he could offer . Also I requested to speak with manager but was told this was not an option whilst he was texting the manager in front of us . We then had to find alternative hotel as we were to attend a local event . The alternative hotel was more expensive . When Egans were contacted again for a response to the horrendous experience on the previous day . We were advised they could offer us free breakfast on our next stay for inconvenience . We again advised that it was a bit more than a inconvenience that thankfully we had the local knowledge and means to book alternative accommodation had it been an elderly couple or tourist without the ability to book alternative accommodation they would have been stranded without accomdation . Egans then offered 20% off our next stay and free breakfast. We are still waiting on a call from the manager . Moral of the post - do not stay here ..

The rooms are clean and fine, albeit on the small side. Unfortunately however the walls are paper thin and we could hear the guest next door to us using the bathroom, which was uncomfortable to say the least. The biggest problem is poor communication regarding parking at the accomodation. At the time of making the booking, I made a written request for a car park and asked to be able to book a car park and pay in advance for same. The seemingly automated reply was: "We highly encourage you to please check with reception before you occupy any parking spot available onsite." Very vague and not helpful, so I assumed I could simply sort out a car park once I checked in. No mention of having to book ahead (or even how to book ahead), or what was involved in having to obtain a car park. So, we parked out the front when we arrived, as there was a free space. Shortly after checking in to our room, I asked at reception if we could pay for the car park given we hadn't heard anything in advance. I was told that all the car parks had been booked out that day. I told the gentleman at reception that I had NOT been told of any booking system or how to precisely book the car park, and that I had made a SPECIFIC REQUEST for a car park when I booked the accommodation, yet heard nothing helpful on that issue at the time of booking. He told me I could park on the street and pay for that. So, I found a park on the street. The only problem being - the maximum amount of time for parking was 3 hours (6 pounds every 3 hours) and parking had to be paid between the hours of 7am to 12 midnight. That means EVERY 3 HOURS DURING THE DAY I need to go back to the car park and pay for another 3 hours to avoid incurring a parking fine, which is obviously very inconvenient. This could all have been avoided if there were a proper process for booking the car park (ie. Egans takes your booking for the car park when you make your accommodation booking, on a first come first served basis). This is particularly the case when guests such as myself specifically request this but do not hear anything helpful from Egans. Had I known I couldn't get an Egans car park, I wouldn't have stayed here and would have made alternative accomodation arrangements. There needs to be much better communication from Egans about this car parking issue, given how inconvenient street parking is in this area. All in all a very poor experience - do better, Egans.

The twin room small but very comfortable. The staff always went out of their way to be helpful, even coming up with an extra suitcase when we did too much shopping. Breakfast got us through a long day of museum hopping. Did I mention how wonderful the staff was? Yes, I did!

My wife booked us in here to stay for three nights for a surprise birthday weekend away. She couldn't have chosen any better. It was only a 30 minute stroll into O Connell Street and very close to Croke Park which was ideal. The hotel even gave us a complimentary bottle of wine to wish me happy birthday which was so kind. The check in was very smooth and the room was a decent size with a comfortable bed and decent quality shower. We had breakfast here on our last morning which we enjoyed and there was plenty of options, both cooked & continental. We found all members of staff friendly and helpful, and we would definitely be more than happy to book here again next time we visit Dublin.

This place was everything I wanted. A small place where you're treated like family. The breakfast was amazing. The room was adorable. The little garden area out back was the perfect place to sit in the evening and have a beverage and think over everything I saw that day. Everyone was very kind, very friendly, and made me feel at home. Multiple living rooms, fast wifi, and in a quiet neighborhood which really meant a good night's sleep! The only - only! - two things I would tell someone to be aware of in advance is that the door to the shower was very tight for someone who might be a bit of a larger person, and there are stairs but no lift (just be aware if you have heavy bags - although they did have a guy who carried my bag up, so it's not like you'll be on your own and stuck). Neither of those things detracted from the stay, I really did love the place, and I would absolutely stay there again. I was so glad to have such a cute little room to come "home" to after a long day of walking around playing tourist!

This hotel exceeded all my expectations. Who wants to spend time and get acquainted with the Irish spirit, interior and culture, this is one of the best options. Very cosy, clean. Thank you very much to the staff. I was very satisfied. I want to come back again.

Great time there! the staff was very professional and patient, always available. The room was client and silent. I really like it. I will return and recommend it to all those who want to pass through Dublin and stay in an authentic Irish B&B. Highly recommended.
