"We stayed here specifically for a few nights in Tokyo as Disney was part of our agenda.
Overall I enjoyed this hotel - the location was great, very close (and covered) to the subway - less than 5 minutes. There are a couple of malls just next to the subway with lots of food options, supermarkets, Uniqlo etc. Great!
Shuttle bus to Disneyland/sea was also one of the reasons we chose to stay here for the convenience to the parks and the service was great personally for us as we planned ahead - got to the bus stop (at DisneySEA) with some buffer to ensure we got a seat. However, there were no checks if you were a hotel guest for the service and guests from the adjacent hotel used the service which became very crowded, by the time it got to the DisneyLAND. For context this shuttle was only meant for Urayasu Brighton Hotel guests. The adjacent hotel had their own shuttle.
Service here was great too - staff were very friendly unlike another hotel I stayed at in Ginza on the same trip.
Rooms were refreshing for Tokyo as the room we were in was very spacious. It was clean also but did not offer complimentary water. Room also had a foot massager which I enjoyed. There was a Refa shower head and hair dryer.
However just some “interesting” elements to this hotel.
There are irons you can use - just call the front desk to use, but the catch is you only have 1 hour to use it. Must call the front desk to tell them to pick up. Didn’t want to chance going over an hour as I didn’t want to pay for this.
Also, there was no door signs for this hotel - I.e do not disturb, please make room etc. House keeping entered and cleaned up the room which is opposed to their information they provided as it stated if you want house keeping to clean your room you needed to call the front desk by a certain time which we did not do. The house keeping was not detailed they put the extra pillows I used for MY bed on my sister’s bed. Also the bed runners which we took off and set to the side they put back on the bed and they put the extra pillows on it - which is simply gross as those runners are not clean.
Bathrooms were spacious and clean also. But the marks on the sofa were very noticeable and kinda gross.
Basic amenities were provided but could have been better.

Upon exiting the south gate, you will find the familiar Hotel Dream Gate Maihama to your left. The annex is to the right upon exiting the gate. Both are located very close to the gate. This hotel is convenient and comfortable for those who want to fully enjoy Maihama Resort or relax at their own pace. Coin Lockers On the day of your stay, you can use the free coin lockers exclusively for guests starting from the morning, so you can arrive early without worry. Travel light and enjoy the park to the fullest. The next morning after checkout, if there are available lockers, you can still use them. Spacious Independent Bathroom The bathroom comes with a spacious washing area, and the bathtub is large enough to stretch your legs. With the toilet and bathroom separated, you can relax just like at home. Take your time soaking in the hot water to relieve your fatigue.
"This was our first stay, and it was a fantastic hotel with a great location and clean rooms! The price was affordable, and they even had free lockers to store our luggage the next day. There's a restaurant right next door, which was perfect for dinner after the park closed. The rooms are shoe-free, which was excellent since we have a 3-year-old.
We've stayed at Disney hotels before, but this one was just as convenient. While it doesn't offer 'Happy Endings' (early park entry/benefits), it was definitely a great hotel for enjoying our trip during the off-peak season. We'd love to stay here again!"

"This hotel is conveniently located near Disneyland, and the front desk provides shuttle information upon check-in. It takes about 25 minutes to get to Disneyland, making it pretty good value for money. The surrounding area has many other hotels and a large park with slides, perfect for kids to burn off energy. You can take a direct bus from Narita Airport to the hotel; just get off at the Hyatt, and it's right next door. The bus ride is about 1.5 hours, which is much more cost-effective than a taxi. There's also a bus stop nearby with direct routes to Tokyo Station, or you can take the shuttle to Disneyland and then connect to the subway. Definitely get a Suica card and exchange some coins at the front desk for convenience.
Breakfast: My kids loved it! There's a good variety, and they even give kids coins to get candy from a gumball machine. There are also restaurants nearby, but they're about a 10-minute walk away. Plus, there's a Lawson convenience store downstairs, which is super handy for buying things.
Room: The room is quite spacious, with two large beds that can comfortably sleep 3-4 people."

"We were just looking for a place to stay overnight so we could get to Disneysea the next day without having to worry about catching crowded trains with commuters going to work.
This was a cost efficient hotel and to our surprise it was much more well equipped than expected. Their lounge area had lots of microwaves and seats for those who want to grab some bentos from the nearby convenience store to eat.
Best thing was there is a shuttle bus service from the hotel to Disney resort, making travel easier.
For those looking for a place to stay, would definitely recommend."

Blessed by the location next to the greenery park and view of Tokyo Bay, the hotel provides a resort-like, relaxing feel to the guests and visitors.
"Pros:
1. **Convenient Airport Commute**: Easily accessible from the airport by bus. Just buy a ticket on the 2nd floor of the airport and catch the bus on the 1st floor, which drops you directly at the hotel entrance. There's a Lawson convenience store a short walk to the left from the hotel exit, making shopping very convenient.
2. **Quiet Location & Spacious Rooms**: The hotel is situated in a quiet area, and the rooms are generously sized with comfortable bedding. There's a free shuttle bus service directly to Disneyland and Shin-Urayasu Station (where you'll find an Aeon supermarket with plenty of dining and shopping options – great for trips to central Tokyo). Getting around is easy, but do check the shuttle schedule.
3. **Excellent Service & Breakfast**: The hotel staff are friendly and efficient; check-in was quick, and their English proficiency made communication seamless. Breakfast offers a good variety of options at a reasonable price, though it can get busy, so it's best to go early.
4. **Well-Equipped Rooms**: The room facilities are good, with everything you need. The shower pressure is excellent, perfect for washing away the day's fatigue.

"The separate bath and toilet, plus the amenities, really uplifted my spirits! Among the official hotels, this one offers great value for money. And we were able to enter Disneyland a full 15 minutes early! Highly recommended for those who want to visit Disneyland. There's also a convenience store within the hotel, and parking is a flat 2000 yen until 5 PM the next day. The shuttle bus service to Disneyland is a lifesaver for families with kids too! So many great points."

"The facilities are excellent and the conditions are superb, plus there's a sea view. The breakfast quality is incredibly high, almost impeccable. My only suggestion: Currently, the hotel provides a video showing the pick-up spot for the return shuttle from Disneyland. However, by the time you leave Disneyland, it's already dark and hard to see the way. Also, after a full day of fun, foreign tourists might have run out of battery or data. I recommend simply providing a Google Maps location. This way, it can be navigated offline."

"I had a great overall experience staying at the Park Royal Hotel Maihama Resort Tokyo Bay for my Disney trip. (I initially considered the Hilton, but decided against it when rooms became available later, as three nights would have cost over 500 more in taxes, so I settled on this one.) The hotel is relatively new, so the facilities are clean and modern, and the pricing is reasonable. The triple room I booked was comfortable, and one of the beds was convenient for organizing my belongings.
The lobby features a charming wooden decor, creating an elegant and pleasant atmosphere. The hotel provides an exclusive shuttle bus service to and from Maihama Station and both Disney parks, making it easy to get to and from the theme parks. However, it's worth noting that this hotel is not an official Disney partner hotel, so the shuttle convenience isn't on par with the Hilton. The shuttle drop-off point isn't in the core park area, and if the shuttle is full and you can't board, you'll have to take a taxi back.
The triple room was spacious and included a microwave, which was very useful for heating food. The front desk staff were friendly and the luggage storage process was smooth. The only drawback is that the hotel doesn't offer bellhop service to deliver luggage to your room after check-in, a convenience many other hotels provide.
There's a large Lawson convenience store on the first floor of the hotel, which is super convenient for grabbing snacks and daily necessities at night. The shuttle bus has operational gaps, so sometimes I had to take a taxi to and from Maihama Station. The shuttle route goes to Disney Land first, then Disney Sea. On several occasions when returning from the parks, I couldn't easily find the pickup point and had to take a taxi back. If I stay here again, I'll need to meticulously check the shuttle schedule and stop locations in advance to plan my transportation.
As an added bonus, I requested a room near the elevator, on a high floor, with a view of DisneySea, and the hotel was able to accommodate my request perfectly."

"The room was spacious enough to fully open a 29-inch and a 20-inch suitcase, which, for Japan, speaks for itself in terms of value. It's very close to Maihama Station, making travel convenient, and it's a hundred times quieter than the Hilton across the street. The first floor of the Hilton was like a noisy flea market by comparison."

99jinmeirenAn absolutely perfect hotel stay! The service from the front desk, restaurant, concierge, and even post-stay was excellent. They offer a free shuttle bus to Disneyland (which also serves as a tram stop), which is very convenient!
The hotel doesn't provide any beverages in the rooms, but there are two very convenient convenience stores downstairs (within the hotel itself)! The pool wasn't open due to the season. If you need to go to the airport (Narita & Haneda) from the hotel, make sure to book at least one day in advance!
I'll definitely be back next time!

We arrived from Fuji and checked in quite late at night to this hotel. It is quite a far walk from the metro, about 15mins walk but they have shuttle bus to and from Disneyland which is convenient for people visiting Disneyland. We stayed for one night as we planned to visit Disney the next day. Front desk is well equipped with English and helped us check in very quickly. They introduced us their hotel facilities very well and gave us free spa voucher to use for the night or early morning. They also helped us to book a taxi as we need to go to the nearby AEON mall to buy some stuff and grab our dinner. We were very tired from a long day in Fuji so we decided to take a taxi.
The room is spacious and we have plenty space to open our luggage fully on the floor. Toilet was split into dry for toilet bowl, wet for shower. This is the best part of this hotel! If i were to visit disney again, i would definitely stay at this hotel again.

vivien00The family room for four was quite spacious, and having a separate bed for everyone meant no disturbances. A big thank you to the restaurant staff on the first floor for keeping our forgotten headphones safe. The breakfast was also very generous, they even had a chocolate fountain! My personal favorites were the salad and yogurt. We also tried out the Japanese-style hot springs on the 7th floor; the water temperature was perfect. Just remember to bring your own towel.
The bus from Narita Airport to the hotel costs 2900 JPY, with children under 12 paying half price. However, it takes a very long time because it first goes to Tokyo Disneyland, then to Tokyo DisneySea, then to other hotels like the Hyatt, and finally arrives at Mitsui. The total travel time is about 1 hour and 40 minutes, which is slower than taking the subway. The upside is you don't have to lug your luggage up and down stairs when changing subways.

Guest UserThe location is excellent. The hotel sits right by Bayside Station, which makes getting to Tokyo DisneySea quick and straightforward. A shopping mall with a good range of restaurants and shops is also only two stations away, which is useful for meals outside the parks.
The room is much larger than a typical city-center hotel in Tokyo and offers strong value for the price. We booked a twin room, but the beds felt closer to a super-king in size and were very comfortable.
The only real weakness is that the hotel itself feels a bit dated. The overall atmosphere and finishes show their age, even though the stay remains comfortable and practical.
For a Disney trip, it is a solid choice if spacious rooms, convenient park access, and good value matter more than a fully modern look

Booked a double room, and compared to hotels of the same price in the city, it's much more spacious with a separate wet and dry bathroom. They also provide two bottles of water daily. There's a paid hot spring on the 2nd floor, which is really great for unwinding after a day at Disney. The hotel offers a shuttle bus to Maihama Station, where there's a commercial complex for dining and shopping. It's also very convenient to catch the special train to Disney. Overall, the value for money is decent.

Anonymous UserThe hotel's location is great, very convenient. The room size was decent, but as soon as I entered, there was a strong smell of disinfectant. I stayed for 3 days and didn't get a good night's sleep once. The people upstairs were constantly running around, making thumping noises from the afternoon until the early hours of the morning, making it impossible to sleep. On the last night, I couldn't take it anymore and called to complain. The hotel staff confirmed that it was indeed the guests upstairs running around and said they had already spoken to them, but the problem was never resolved! I'm truly impressed with the hotel; their solution to feedback about not being able to sleep due to noisy upstairs neighbors was simply, ”we've already told them several times.” The breakfast buffet offered quite a few choices, but the taste was just average.

Guest UserThe room was a bit small, but for a double room, we could push the beds together, which made sleeping more comfortable. Breakfast was quite good, and it's very close to Disneyland, making transport convenient. However, on day 1, around 10 PM, when we arrived at Maihama Station, we found there were no more shuttle buses (though other hotels still had their last bus), which was a bit inconvenient. We ended up having to walk all the way, and it was quite a distance.

I was thrilled to find my room included a washer. The refrigerator and hot plate were helpful too.
The bathroom was fine with a high sided tub and shower. The shower only worked when handheld, it would not stay in the holder attached to the wall.
The bed was very comfortable with soft linens. I slept well during my stay.
The hotel has a free Disney shuttle. It stops at multiple properties and was packed the morning I took it to Disney Sea. I opted to take a local bus back to the hotel.
The local bus service is great. Every driver was helpful and confirmed my directions before I paid for my ride.
The 7-Eleven near by is an easy walk and has loads of delicious food options.
Overall I was happy with my stay.
