It's quite a long walk from Southern Cross Station, and some of the paths are narrow, making it difficult to pull luggage. The front desk is on the second floor, and self-check-in is available. Since I arrived early and wanted to check in sooner, I paid an extra $25 per night to upgrade to a queen room with a desk. The deposit was $100. The room facilities were complete, though the shower head in the bathroom was fixed overhead and only allowed for direction adjustment. There were plenty of TV channels, including Phoenix TV for Chinese viewers. The staff on the ground floor were very friendly.

The hotel's location is excellent! It's incredibly convenient for getting around, perfect for checking out all the popular Instagrammable spots, and super close to the Yarra River and various food streets. The rooms are clean, the service is great, and the breakfast is plentiful. It's a top choice for anyone traveling to Melbourne.

We booked a Deluxe King Room expecting a proper king bed, but it turned out to be two single beds pushed together. There was a noticeable gap in the middle which made it quite uncomfortable.
We asked if a real king bed or a mattress topper was available, but neither could be provided. In the end, we had to switch to a queen room just to get a proper one-piece mattress.
What made the experience worse was the attitude of the night staff. When we raised the issue, the response felt dismissive and unhelpful, which was disappointing for a hotel at this level.
I understand some hotels use zip-and-link beds, but this should be made clear in the room description. A “king bed” should not feel like two separate beds joined together.
Overall, the location is good, but the bedding setup and service experience did not meet expectations. I would recommend confirming the bed type in advance if this matters to you.

This is an old-school hotel that opened in 1913, and its original design aimed to match the luxury of London. The hotel lobby is absolutely stunning.
The front desk staff were friendly and efficient with check-in.
The elevator hall has a simple, vintage charm.
The room itself isn't large, but as you explore, you find thoughtful amenities like slippers and toothbrushes, and other facilities cleverly hidden in well-designed cabinets. Everything looks quite nice when revealed.
The bed was very comfortable, and the duvet wasn't too thin.
My window faced an internal courtyard wall, so there wasn't really a view, even on the 8th or 9th floor. However, this also meant the hotel was very quiet.
The shower only had a half-screen, so water tended to splash near the toilet. You need to be a bit careful when showering. The sink was small but deep, likely custom-made to fit the compact room. Overall, the design and layout are quite reasonable, providing necessary facilities within limited space.
I purchased breakfast when I booked, and I remember it wasn't expensive, though it usually costs a bit more if you book it at the hotel. The breakfast spread wasn't very generous, and there were no live cooking stations. It was, at best, on par with a three-star town hotel's breakfast; I didn't even see boiled eggs. Surprisingly, though, they offered congee (rice porridge) with toppings like pork floss, seaweed, and dried anchovies, giving it a Southeast Asian twist. A little later, I saw Singapore Airlines flight attendants come down for breakfast, and it all made sense then – catering to a specific market need.
Even though there wasn't a huge variety, they did offer gluten-free bread and banana cake. My friend said the croissants were terrible, looking like reheated frozen items. The breakfast staff also seemed visibly tired and a bit impatient, which is understandable considering breakfast starts at 6:30 AM.
Despite the limited selection, I ate a lot that day, and the individual items were quite tasty.

This is a great hotel in Melbourne! Trams are in every corner and you’re just a short walk away from the Southern Cross Station. Room is spacious and has all the things I need. The staff are all warm and accommodating. Will recommend!

Spacious room with good view on the top floor.
Very comfortable bed
Shower and toilet are separated with water sink in the middle, but the tap is not installed properly so it moves as I used. Not good.
There is no difference in the level of floor of the shower, so the water leaked out through the bottom of the shower door.
The clothes hanger is not in the wardrobe but separated outside.
A bit strange that the reading lights beside the bed could not be switched on separately without all the room lights on, there’s no option that the room lights off but reading lights on.
Aircon is slightly not cold enough.
The carpet on the floor seems and feels quite dirty.
However the staff is very friendly and helpful.

The room was very clean, and the front desk staff were lovely, even giving us cookies. The hotel's location is super convenient, within a ten-minute walk of all the main attractions. The only downside is that the room itself was a bit small.

This hotel in Melbourne's city center is excellent. It's a quiet oasis amidst the hustle and bustle, with a unique and very new decor. It's spotlessly clean and tidy. Stepping out, you have easy access to dining, entertainment, and shopping, and the subway is super convenient for getting around. The surrounding area is full of high-end malls and luxury stores. Definitely worth revisiting!

Location: Just a few hundred meters from Southern Cross, with convenient stores, restaurants, and tram stops nearby. Transportation is very accessible.
Room: Spacious, clean, and comfortable.
Service: Below even the most basic guesthouses. Some of their policies are unbelievable for a hotel apartment in 2026. They seem dedicated to turning essential services into paid items. Unless you have no other choice, I don't recommend it. 1. The front desk isn't 24-hour. Don't book here if you arrive after 8 PM local time, as there's an extra service charge. 2. If you forget your key and need someone to let you into the apartment, there's an extra service charge. 3. If everything goes smoothly during check-in, you're a customer. If there's a problem, they act like they're royalty. A normal response would be to help solve the issue, but they seemed annoyed that it was delaying their shift, and their attitude was terrible.
Amenities: Kitchenware, refrigerator, washing machine – everything you need. Just remember to bring your own toothbrush, toothpaste, and slippers.

Seamless check-in with really helpful staff. The apartment was spacious and had lovely city views. It’s in a great spot — perfect for a stroll along Southbank and easy walking distance to many of Melbourne’s main attractions. Everything was very clean, and the kitchen was well equipped for self-catering, with a handy local shop right next door. The gym was great too. Overall, a comfortable, convenient stay — I’d happily stay here again.

GGuest UserThis is a very nice resort. The interior is very clean and large. Bed is comfortable and toilet is good with jacuzzi. You will see kangaroos and cockatoos outside the cottage in the morning and evening. My kids enjoy the stay very much. However you need to either cook your own meals or drive out to eat. The drive is about 15 mins.

No one offered to help with luggage, and the hotel has two entrances, but the staff didn't tell me which one was easier for catching a ride. When I came back by taxi, they didn't open the door for me, but when my friends dropped me off, they were very enthusiastic, opened the car door, and greeted us!

Only that upon arrival at check-in, the only staff at reception seems to prefer us to use the self check-in machine than assisting us directly. A warm smile would have made it more pleasant.

The room is fully equipped with kitchenware, an oven, a refrigerator, a microwave, a washing machine, a dryer, and a TV, making it perfect for Chinese families traveling together. My parents really liked it. Although it's a bit far from the city, it doesn't affect our sightseeing at all.
GGuest UserThis is an older five-star hotel with decent service. Its location is similar to Tsim Sha Tsui East in Hong Kong – quiet, with many famous shops, bars, and Western restaurants nearby. However, you'll notice a lot of tourists around when you step outside.
The breakfast is pretty good and acceptable, offering standard fare like bread, eggs, coffee, cheese, ham, and fruit – all the daily essentials.
The main drawback is that the hotel is too close to the two adjacent buildings. There are very few rooms with a view; most rooms get little to no sunlight throughout the day and require the curtains to be drawn almost constantly.
The bathroom is particularly bad. The shower screen only covers half the area, so water inevitably splashes all over the floor, making it a mess. This means you often have to use bath towels to dry the floor, leading to constantly wet carpets and very dirty towels in the long run.
GGuest UserRoom was clean and comfortable. Pleased that our room and bed sizes got upgraded as there was one available. Staff were friendly and helpful. Location is great and very close to the station, restaurants and shopping mall.
Little gym has the essentials for fitness which I was able to make use of. Only complaint was the buffet breakfast - very average if not poor quality. Fruit salad didn’t look fresh, hash browns looked over cooked and dry. Most food seemed as it had simply been taken out of packets or the fridge and served straight away, with no preparation behind it.
However for what was paid, we did get our money’s worth.

The place was clean, apart from one of the towels that had some type of hard black stain that stick do towels to it’s self. Not ideal, but this would be an issue with the laundry company that Quest use.
I wouldn’t hesitate to stay here again and would highly recommend.
GGuest UserThe receptionist wasn’t very friendly. Easy check in. Plenty of parking space. Room was basic but clean. Insulation of the room was not good. It was cold as we can feel the cold air entering the room from the window and door edges. Heater wasn’t functioning.

GGuest UserI spent a long time choosing this hotel on the platform before my trip to Melbourne. The listing mentioned it was a new opening in December 2025, and the location looked fantastic – right next to Queen Victoria Market with tram stops just downstairs, making it super easy to get to all the attractions.
I was in Room 506. However, after checking in, I noticed two lights in the room weren't working, as shown in the picture. Since there's no main ceiling light, my friend and I had to rely on just one corridor light, three small desk lamps, and natural light from the window to get around the room. This made putting on makeup really inconvenient. The bathroom lighting was also quite warm-toned, and it felt a bit cramped with both of us trying to get ready in there.
The bedding was clean, which was good. But, we found leftover paper scraps from the previous guest in the rubbish bin, and there was even some product packaging left in the storage cabinet near the entrance.
The hotel appears to be a renovation, as the air conditioning control panel was yellowed and looked quite old.
It's worth noting this isn't a traditional hotel; it's a serviced apartment. I've previously stayed at serviced apartments from brands like Stey and Habyt on short-term rentals, and based on this experience, I feel lyf still has a lot of room for improvement.

Our one bedroom apartment was spacious, however the hotel is quite run down now.
Walls in the bathroom weren’t very clean, neither were mugs and cutlery (I always make a habit of cleaning things before I use them!).
I ended up staying mostly in the hotel as I was sick with the flu so I noticed the wifi was very glitchy and intermittent too so it made streaming shows quite difficult to watch that I ended up just using my phone.
The beds were comfortable though!
The location is actually fantastic too, right in the heart of China town and easily walkable to places.
