Besides it's great location and good cleanliness, the rest doesn't look great. Only bed, cloth wall hangar, towel, table and chair available in the room, very basic amenities. Moreover, it is a self check in hotel. So, there is no reception counter for check in, check out and enquiries. Please be careful that you don't lock yourself outside the room. Because it is very difficult for you to reach out to any receptionist. Even the WhatsApp number does not give any reply. There is no proper notice of procedure of check out sent out before hand. If you don't want to accidentally lock yourself outside the room during the nick of time, don't book this place until the communication problem is resolved. To the hotel, you really need to improve communication with customers.

The hotel is located in District 3, which is relatively close to all the main attractions yet still quiet. It might be a little tricky to find the first time, as it might not pop up immediately on Google Maps. It's right next to Workflow Space Hai Ba Trung. The hotel itself is a charming, small boutique, but the rooms are surprisingly spacious, new, and modern, offering plenty of room to relax. Besides a fridge, there's also a microwave and a sink. Communication with the staff via WhatsApp was excellent – they were very attentive. There was a temporary water outage due to plumbing work, but they handled it well. I would definitely love to stay here again.
P.S. I highly recommend registering for WhatsApp beforehand as it's commonly used in Vietnam. Also, a translation app can be very useful as English isn't always spoken.

Beautifully furnished room with balcony, close to the restaurants, coffee shops, and markets. Hard to get to it by car, but if you book a motorbike, it will drop you right in front.. Homestay is located in a peaceful alley, room is very clean and bright, AC and fridge worked perfectly well, bed was very comfortable. I was supposed to stay for one night, but then I extended for two more nights and got an upgraded room and also late check out.. overall a great experience, I would highly recommend staying at this place.

The service at the Sen Vivian was fine, the host is friendly and speaks English, and she accommodated our request for an extra pillow and blanket There is clean water on the ground floor, and they’re happy to let you top up your water bottles, and they have laundry service for 50k per kilo, with a fast turnaround by 5pm if delivered in the morning. Our room on the 6th floor was a bit old and outdated, but the bathroom was clean, and there was a fridge, kettle and microwave. Overall, it was rather quiet considering it was located near lots of bars and activity. 10 minutes walk to metro station.

I stayed for several nights starting February 26, 2026.
The building next door was under construction, and there was a lot of noise that lasted until late at night, making it difficult to get enough sleep.
Pros:
- The staff are friendly.
- The room was spacious for the price.
- Excellent access.
- The air conditioning worked well.
- The bed was large.
Cons:
- There were bugs. Cockroaches and ants.
- It seemed like there were small holes in the room, and I saw cockroaches and ants disappearing into what looked like their nests.
- There were several ants on the bed. When I left a sweet juice on the dresser for a few hours, a trail of ants formed.
- The hotel feels older than it appears in the online photos, especially the toilet and shower room.
- The shower pressure was weak, though just enough to wash long hair.
- It took 5-10 minutes for the hot water to come on.
- The walls are thin, and I could hear noise from other rooms on the same floor.
- The bed was hard.
I paid about 4000 yen per night. Considering it was 2000 yen per person for two people, it was cheap, but I wouldn't want to stay again. If you're a seasoned traveler, you might be able to manage, but I don't think it's suitable for germaphobes, those who prefer bright rooms, or for a girls' trip.
As someone who is relatively used to traveling and doesn't take minor issues too seriously, I was able to stay for several nights.

It's not very user-friendly, has no windows, and is located in an alley. It's a very bad choice. I gave up decisively when I went up and saw it because I couldn't cancel it. I would rather lose money than compromise.
