Sanctum Maida Vale is a limited service apartment hotel in Kilburn Park. It doesn't have restaurant, yet there are over a dozen within 2-3 blocks. Many are excellent, and many deliver. They don't put a mint on your pillow at night , yet there are many fluffy pillows and extra towels. Way more than my wife knew what to do with. There are many mass transit options within 3 blocks. (Underground, Overground and Busses) Access to most of London is quick and easy. You have a Starbucks, Tesco (Small Grocery/open late), Library within 1/2 a block. You have M&S Food, Boots/Pharmacy within about 2 blocks. The rooms are spacious, comfortable and clean in an excellent neighborhood. I have stayed here multiple times and my family always looks forward to returning here.

The booking and check-in was very smooth. The lobby is impressive with a 24-hour front desk service. We checked in late in the night and were very impressed with the generously size 3 bedroom apartment with four full bathrooms. Our family of four became six after two nights and five for the next few days. In the last four days we were only four people in this huge apartment. All was going well until the day… Our grandson came back from London Zoo with face paint which we later decided to remove before he went to bed. We used one of the towels (wetting it) and got the paint out. Agreed that 1/20th of the towel was stained which is typical but having done that several times back home, we knew it needed just one wash for the colour to get off the towels. My husband got a call a few hours later on the apartment phone, from one of the reception staff by the name of Mr. Krzysztof, telling him that there was blood on the towel and it was ruined. Several points to make here- when you assume something or go on heresay you always give the other accused party a chance to respond. My husband told him it was face paint but Mr. Krzysztof stood his ground also ignoring the black paint that was with the red paint (spider man theme ). Secondly, he did not ask how the guest was if he had seen “so much blood”. He could not be bothered and said we had to compensate for the towel! I went downstairs a little while later and had a conversation with him in a stern tone but never raising my voice. He refused to believe me so I asked to speak with the manager. He called the manager and told him that I was screaming in the lobby. The second staff at the front desk is proof to the fact that I did not raise my voice. Viola! The manager voiced the same words as Mr. Krzysztof and said it was blood! All based on what was told to them by housekeeping who did not speak a word of English. I told him that this was a insignificant cost to the company if at all the towel was ruined and he said it was not as they were “a small company” and could not absorb the cost. I didn’t know that there were many meanings to the term “small company”. It also meant that you had to go to front desk to get extra sheets, you are given only seven towels as that is the number of maximum guests allowed in the apartment of that size and no more (they actually made me go and check how many towels and hand towels I had and report back to them so they could decide if I could have more) and also, all the toiletries are just a starter kit as per the manager. You have to then use your own and nothing is replenished. There was one day that two towels were not replaced in one of the bathrooms and they refused to believe me that the towels were not replaced. What is it with these towels! The conversation ended with me asking them to wash the towel and see the outcome. A wet towel came back to me a little while later, with tiny smears of red still on them. I washed it in the apartment , completely back to its sh

Some hiccups during checkin. We specified in our booking that we have 2 kids. We even stated their ages. When we arrived, they said booking is only made for 2 adults. I showed them everything I have to prove my booking. They said we used a 3rd party agent to book (ie trip.com). The agent made a mistake and we should talk to them. (What???? ) But they will do me a favour and do the talking… ?? (Doing me a favour like I did sth wromg??). In the end they upgrade us to a family suite, adding that it could be for 1 night only, they may require us to move and bla bla bla…..
Yes you upgraded me but so what! Your staff’s attitude is the whole problem. I used a 3rd party agent, but it’s a company you approved of. When problems arise you blame it on customer?! I gave a 2/5 for service simply bcoz of the upgrade.

Very good location. 5 minutes from the subway station. There are many restaurants and a Chinese supermarket nearby. Moreover, the front desk service of the hotel is very good, as is the room service staff. The room is not big but clean and stylish, very nice.

Overall room and place is very nice to stay. But I had one disappointment and surprise in the morning… I supposed to have breakfast 7:00 as I was in rush in the morning. I came up to have a breakfast 7:12 and breakfast lady said that breakfast is not ready yet but she can make me a coffee. So finally I had my coffee to go (in the grab and go cup) that actually cost me full breakfast fee what was very surprising as I had to leave property 7:20 as I had very tough schedule in the morning. So overall place is nice to stay but it was disappointing to leave hotel in the morning hungry where I paid to have my quick breakfast in the morning. It was only (but very important) point for me that most probably will drive me to not to book this place again over my next stay in London (and I’m there very often). Thank U for great sleep - room was really nice. Btw… breakfast should start 6:30 actually so whoever comming like me with tough agenda could finally have some bites before starting hard work in the city.

Location was excellent, walking distance to Baker St Station, Marylebone high street, Regent Park, lots of food choices, etc. The apartment we stayed in was on the 4th floor, relatively quite, but it's winter, so windows mostly closed. The stairs to the apartment was squishy (with the carpeting) and uneven, so be careful if you have seniors travelling with you. The apartment is quite new and very clean. The shower door needs some fixing. Kitchen had everything we needed, including microwave, oven, utensils, fridge and washer/dryer . The only complain I have is that the manual provided for the apartment is for some other apartment. Most of the instructions for appliances etc are for other makes/models, so you'll have to figure things out yourself.

Dear customer services representative from IHG rewards club and Owner of HI Hammersmith, My family and I had the misfortune of staying at the Holiday Inn Express Hammersmith in London from 1st September to 2nd September in room number 340. During the checking-in process, I have encountered the most unsatisfactory, rude, and disturbing services in my lifetime that I think you should know of and hopefully do something about. First of all, we arrived at the hotel at 14:50. Upon arrival, the lady who was responsible for checking in, mentioned to me, all guests would have to wait for another 15 minutes before checking in. I was puzzled, and enquired the root cause to the problem, at the same time, trying to come out of an alternative solution (which they should have done this), asking as a diamond member to IHG rewards club, if the hotel can prepare the paperwork, take the credit card information first, and assigning a room can be delayed to a later stage? This is because I had to rush to north London to pick up my son. The reception lady replied very bluntly, without any sympathy, “We cannot do anything and usually your room won’t be ready until 4PM, we already move forward to 3 o’clock.” The room check in time should be 3pm not 4pm, this was stated in the hotel policy and in the booking email. I was not satisfied with her attitude and explanation. I don’t mind she told me the true reason, for example, the hotel is understaffed or they had a group of international tourists a night before who all have late check out. However, covering the true reason, finding an excuse does NOT reflect the expected level of customer services, which damage the integrity of services staffs and brand image. So I began to challenge her explanation, hoping to get a satisfying explanation with controlled and still firm voice. At the point, the duty manager Jas***e came by, instead of trying to calm the customer down, and asking for the reasons to resolve the problem. She behaved very aggressively (holding her head up, with her very arrogant face and body language) and being very judgmental, started to shout to my family (including my 8 year old daughter), in front of many other customers waiting in the lounge, ‘I dislike the way you talked to my colleague’, blaming me to be very arrogant and impolite to her colleague. In a matter of fact, I merely was very firm with my voice and unsatisfied why she said the check in should be 4pm, and refused to do anything to save a few minutes. She said the customer she was dealing with, has a diamond platinum status, if he can wait, why not me. I corrected her, “diamond is the top level of IHG club membership. What I am asking here is if I can check in early, at least fill in the documents and bank details, as I am in a rush.” She pointed out to all customers waiting in the lobby, “You have no privilege than anybody comes earlier than you.” I was not trying to take privilege as I explained before. The room was spacious, clean, had wide windows with a beautiful view from two sides with blinders that we can close at night.. the service was great, the food was good as well and the Thai restaurant at floor 1 was delicious! I love everything here and I would definitely visit again
HHelenI was lucky enough to be able to check in early at midday and make extra use of the spa facilities, which was great. Staff were friendly and helpful, and the hotel was extremely clean. Breakfast was fantastic - one of the best hotel breakfasts I've ever had. Great location for attending events at the O2, especially with the covered walk way to the arena, direct from the hotel. The pool area of the spa is nice but looking slightly tired in places (one of the sets of steps into the pool was broken) and my room was well equipped (with an amazing river view from the 14th floor) but a little characterless. But over all it was very good. I'd stay again!

I called the hotel for a refund, only to be told I need to send an email to the manager and they would check the cctv to ensure I didn’t attend breakfast.
GGuest UserJust leaving Holiday Inn Sutton and have had a truly wonderful stay. This hotel was used as a base for exploring London and surrounding areas and can't recommend highly enough. Ok we're not talking 5 star luxury, but if you're looking for that common sense should tell you to book elsewhere. However if you're looking for CLEAN (so important) and comfort with EXCELLENT staff then this will be for you! Staff are honestly some of the best I've encountered (even in 5 star hotels) and I don't say that lightly. Restaurant, front desk, housekeeping, health club all an absolute credit to the hotel and brand. Thank you. Nothing was to much trouble and you made our stay really great. It's the morning and evening acknowledements and friendly vibe and all the little touches that really do go a long way. We'll be back and would highly recommend this hotel and if there's a way to reward staff on duty 27th-29th August 2022 please do :)
GGuest UserOnce inside very pleasant. The Pods make it super convenient for accessing T5P Room was very clean and had full coffee making facilities and nespresso pods and biscuits as well as water. Surprisingly dark and quiet even though it's next to the airport. Also easy access on foot to open country.
GGuest UserWe use Royal National each time we visit London which can be a few times a year, in the beginning for location, (its a 5 min walk from Russell Square tube station, 10 mins from the British museum and 15 mins from Oxford Street) but now for its cleanliness and friendliness of the staff, this time we had a complimentary upgrade into a fresh new updated room, the beds are always comfortable and the room is always extremely clean nothing is a problem for the cleaning team and extras such as tea milk etc is always provided as soon as requested. The onsite pub is also a plus offering meals aswell as an outdoor seating area with large screen tv this time showing the euro matches, it wasnt loud or rowdy and being at the back of the hotel we heard nothing. We will continue to use the hotel for each visit we make to London.
GGuest UserWe stayed 3 nights here, first night the rooms were wrong, after going to reception the ignorant woman behind reception was no help. Her male colleague changed the rooms on day 2. All 4 rooms were dumps, not fit for 1 star. Our room in the basement was directly above the tube line, you could hear it travelling every few minutes. Health and safety doesn't exist here. Breakfast is basic, no hot food and the milk was sour and stored in a flask. Everywhere except reception is filthy. The bar was closed for 2 of the 3 days we spent here as the barman did not turn up for work and nobody else was authorised to open the bar including the manager. 10 pounds charge to store your luggage while you wait to get checked in!!! While passing through reception at various times we heard at least 6 people complaining about the rooms they had been allocated. Nothing matches the photos online. Windows unlockable, safes not working, corroded tap in the ”newly refurbished bathroom”, showers blocked. Well over priced for what it is. This place is not a hotel!! Unfortunately 0 stars is not an option.
GGuest UserI actually really liked the stay here. Simple, classy, hub hotel room. Amazing central London location. Steps away from tube station, we visited tourist sites in the area. Great for our city weekend break. The beds are superbly comfortable. I travelled solo ALOT for work, so I know what I like or not about hotel rooms. On this occasion I was traveling with my 3 kids, and the absence of TV meant they slept undistracted. The absence of carpeted floors, decorative pillows and bed runners, (that I suspect are rarely washed in other hotels) was perfect, as it means I didn't have to make sure my kids weren't touching any unclean fabric items. We were out for majority of our stay. So the lack of view/windows, wasn't any concern. No breakfast option, but we grabbed fruit for breakfast from Tesco express nearby. There is a 24hour cafe & bar next door, that is good option too. If you know what you're booking and what to expect, you won't be claustrophobic, instead you'll be pleasantly surprised. Reception team member is my reason for leaving a review though - he comp'd our left luggage :) I hope if Zedwell family see this they compliment his action, because he's gained you return custom and extra revenue, as I'll now book again due to how thoughtful and personable his service was towards my family, thank you. - Nice, gated rock table garden with ashtrays out the front
- Executive studio had a nice large modern room, bathroom, kitchen with flat screen and private veranda with table and ashtray
- Left to your own devices to self cater which I enjoyed, housekeeping still asked to clean the room during my stay which is nice
- Cooker/microwave, separate microwave, kettle, hidden mid sized fridge, fan, good heating, nice artwork,
- Very comfy pillows and duvet, plenty of clean towels
- Great mattresses for a perfect sleep
- Large mirror and full sized desk in the room
- Nice lighting and very atmospheric
- Separate entrance to main hotel
- Pots, frying pan, cutlery, wine glasses and mug was provided which was convenient
- Managed to cook multiple elements of a dish with no smoke alarm triggers or problems

- It's only £10 per hour to extend check-out which I added an extra hour on so I have more time to leave with no complaints from the manager
- Cost was very reasonable for the holiday season, made a great short 3 day stay very easy to book short notice
Cons:
- Not much to the hotel, 5 metre wide reception area by front door which is awkward
- My suite was located downstairs, where there were also other guest rooms however the hallway looked like the cleaners storeroom and unkept.
- Noise from hallway, slamming doors by other guests or housekeepers can be heard which would shake the TV
- 5hr wait for a remote control for the TV
- No toilet roll
- Advertised a king sized bed, but it was two singles locked together
- Other guests window located on large veranda, which didn't have cover from the rain. If the guests next door open the curtains you see the entire room vice versa which was the case
- TV is on the wall with a extendable clamp, but it was unsturdy and unlevel. If you tried to balance it screws fell out of the clamp with plaster dust which I had to screw back in after trying to turn the screen on.
I really enjoyed my stay with the hotel; which turned out to be more of a self catering, collection of mini apartments which suited me well. It was lovely to not have to leave the hotel for fresh air and to have to private outside area to the suite was a great touch for central London. Odd bits and bobs that could be fixed or more well presented, but that didn't bother my stay. I would 100% recommended the hotel and would stay again. Just be aware of the noise from the hallways entering the room, it's wasn't excessive but definitely noticeable.
