The room was clean and tidy, perfect for two people. The hotel is located on the third to sixth floors of the Adelaide Stadium, in a quiet area. Breakfast is à la carte with a wide variety of options and excellent service.

Guest UserWe stayed at the hotel for my husband's birthday and had a great time. Loved the heated pool and jacuzzi. Room was very spacious and comfortable. Breakfast was a bit disappointing, very cramped and staff were struggling to keep up, did not feel like a five star experience. Balcony really tiny with no view, so not one you could actually use. Service was excellent and staff were very friendly.

The beach environment is still beautiful, perfect for watching the sunset and also great for kids to play. We happened to be there during Chinese New Year, so there were many activities like lion dances and delicious food. There are lots of restaurants nearby and plenty of spots perfect for photos, including a romantic Ferris wheel. However, we paid an extra AUD 40 a night to upgrade to a sea view room, and the air conditioning in the room was terrible. Despite repeated complaints about the AC not working, they wouldn't move us to another room. After one night, it was so hot that we had to ask for a fan. In the end, the front desk offered some compensation before we checked out. They definitely need to improve the customer experience!

The room was spacious and bright, with an excellent downtown location within walking distance of the University of Adelaide. It was clean and well-maintained, and came with a variety of snacks, though these incurred an extra charge.

Located right next to the city, within the free transport zone. Of course, most motel guests have cars, and being able to park right in front of your room is super convenient for loading and unloading luggage. The room itself is basic, on par with a guesthouse, but it does come with a capsule coffee machine and a carton of fresh milk.

The two most important things for me in any hotel are a comfortable bed and a good shower.
the bed was great but the water pressure in the shower was very poor.
Aside from that, there were other issues that I would not expect from a hotel of this standard, carrying the prices it does.
The TV power button did not work, neither did any of the top buttons on the remote.
Once I turned the TV on at the GPO and then on the actual TV itself, I was unable to use the connected DVD player as the buttons to switch to it on the remote did not work.
Breakfast was quite poor. Basically cereal or scrambled eggs with a few other options such as fruit cups, yoghurt and biscuits.
It served my purpose being close to the convention centre, but I doubt I'd stay there again.

Anonymous UserWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

Stayed here over Christmas.
Room had a kitchen - dishwasher, oven + microwave + washer dryer + balcony over looking convention centre.
Lovely stay, comfy bed, quiet'ish - the toilet sounds like a water pump everytime it fills up. Bathroom/shower is a little dated but functional.
Parking is 30$ per day (reasonably priced - unlimited entry during the stay)
Overall a great stay!! Will definitely comeback!!!

As I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into.
I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street.
