I booked it for the second time, in a more lively area of Port Dickson town. The room size and facilities are at the level of a budget hotel, but it is relatively new and the front desk service is also good.

Overall good for a 3-star hotel. You can’t expect a minibar or a room service in a 3-star hotel.
The location is quite far from Waterfront PD (about 6 km). If you don’t have a car, walking is not an option.
