The location is excellent. You are 15-20 minutes walking from everything.
The point to improve would be the cleanliness of the room, because the floor was sticky and it smelled of humidity.

At first glance it doesn't look like a hotel at all, an old apartment renovated into 3 bedrooms, the very friendly welcome, the dedicated and friendly owner, full of advice for our stay, on places to visit, the restaurant etc etc Accustomed to big chains d'hotel it's a pleasure to find this in a typical place and in all simplicity with the necessary comfort It was a good stay

The location is perfect! 5 minutes walk from the Colosseum, 15 minutes from the Trevi Fountain.... In short, the place is close to all amenities. Concerning the room, it is unpretentious, however sufficient to sleep there at night. The reception was good.

Booked by friend after a cruise, looking for a one night stay for 3 elderly couples. NOT what we expected. 5 stars….. please! Gentleman was very very helpful. Paid by credit card, but elevator did not stop on our floor. He carried our luggage up to the second floor. Looks like several floors in this building are the Nicolas Inn, not a dedicated building. No lobby, just a central corridor for 3 rooms on our 2nd floor. Considering the cost, very cheap, I cut them some slack, but I always review rooms prior to renting. Staff very very helpful. No English, but we survived.

Excellent location in central Rome. Walking distance to the Forum and Colusseum. Warm welcome by helpful host. Room (double plus single for our daughter) is clean, quiet and a good size. Comfy beds, fridge, aircon, safe, good shower. Basic but great value and would definitely return.

Booked a superior double, we were informed a few days before that we would have a normal double available. Dulcis in fundo, there was even no hot water, due to an alleged boiler failure. The manager tried to explain, wanting to be available, but without offering any solution.

Great stay, excellent location and the host was outstanding. The room size was good but the bathroom was small. Everything well cared for and we had what we needed. The breakfast tickets included were for an awesome restaurant/bakery just down the street. Other than some street noise, it was great.

The hotel has an excellent location very close to the Colosseum however I would not call it a hotel. The entrance is not in good condition, it is located on the first floor of a building that does not resemble a hotel, the entrance is very neglected and the elevator does not work. The shower walls had some mold on them. Loreto is very helpful and very kind.
