Very Clean and rather large rooms (had a king bed). Good fitness center with all the machines your would need and free weights as well. Breakfast was good buffet style. Right next to Nijo fish market so not in city center but easy to walk around.

The hotel looks newly furnished and is extremely clean. Although the hotel is not located right at the centre of Susukino district but it is just right next to it (5 mins walk). It is also next to the Tanukikoji Shopping Street and so the Nijo Market. During our stay in mid Aug, there was a beer garden, too. If you are into the night life and the local and authentic restaurants, this hotel is the one. This hotel does not have a self-service laundry room, but there is a professional one a few blocks away, so washing is not a problem.
