Two-story walk up motel, clean and in good condition. Comfortable beds with good linens and towels, nice toiletries. There is only a window fan, no A/C. Refrigerator, microwave and Wifi worked fine. There is enough parking (one space per room). I was always able to get a space. Photos are accurate. I had an upstairs room (#37) with two beds. Room is reasonably sized and well-equipped. My main issue was the service due to limited office and breakfast hours (7am -10pm). I asked if I could get a banana for breakfast when I checked in, since I needed to leave before 7am for four of my five mornings and the receptionist pretty much shut me down (I did manage to get one packet of oatmeal for one morning). She also shut me down from making a cup of Keurig coffee when I first checked in, but I was able to make a cup on subsequent afternoons. The room coffee setup is a Mr Coffee machine. It was pretty bad, and they do not replenish the coffee packets unless you ask. I wound up boiling water in the microwave and using some freeze-dried coffee I had with me, then having coffee at the conference (thank goodness!) The location is good if you want to walk up and down the Main Street drag in Frisco, and if you have a vehicle there are several grocery stores and bakeries nearby (to buy breakfast etc if you can't be there for the included one).

The heating equipment fan is noisy, the hotel location is good, it feels a bit like a temporary room, the floor seems to be flexible, and the room is not very soundproof. Breakfast is generally biased, coffee is lighter, and water is added more.

We stayed here for one night. There was limited parking when we arrived at just after 1am. There were no king bed rooms available as they have few in the hotel. We got a room on an upper floor. The room was big, very modern and stylish. Nice clean room and very comfortable bed. We were only there for 6 hours as passing through. We didn't use the shower or eat breakfast at the hotel. The breakfast is an additional cost and depends on what you order. The hotel was quite pricey for what it is however we couldn't find anything cheaper in the area. We would stay here again if we were in the area and needed to break up our journey.

I was on the fence between rating this a 3 and a 4. If I could give 3.5 stars, I would. Pros: (Relatively) reasonable price in an expensive destination. Furniture was in decent condition, including an upholstered chair and a nice bench for putting on shoes or unpacking luggage. Microfridge present. AC worked well (I was there in June). Double beds were actually full XL mattresses, making it so that my 5' 11” frame didn't hang off the bed (I usually do on typical double beds). Hotel was clean and centrally located. Cons: Bathroom needs serious upgrades. Toilet did not flush properly and refilled every 5-10 minutes. Sink faucet had to be positioned at one awkward angle to stop water flow. Shower and door seemed old and had poorly patched holes. Shower temperature would shift drastically mid-shower, especially when the toilet did its regular refilling. In addition, WiFi was okay, but not great for streaming (around 5 Mbps). Breakfast was also mediocre - they had waffles but not much else. And the waffle batter ran out toward the end of breakfast on my second day. They were trying to refill it, but the wait would have been too long for me to deal with on the morning of my departure. Overall, this is a decent motel if you want to enjoy an expensive destination at a budget rate. But expect lower quality amenities and maintenance concerns in exchange for the price.

This hotel was in a quiet, convenient location. My room with a King bed was spacious and comfortable. Shampoo and Conditioner were good quality without parabens. Lotion was also good quality and appreciated in the dry winter climate. The Breakfast buffet was fresh and included good sources of protein, including eggs. I was able to get a parking space in the heated parking garage, which was excellent on a below freezing night. Beautiful views of Lake Dillon from the hotel. There was a fitness center and indoor pool as well.
