The floor creaked but otherwise the experience was excellent. The rooms are well equipped and the location is extremely convenient.

Lovely warm spacious apartment. Very comfy bed. Wardrobe lacked hanging space for long clothes, some coat hooks would be useful on the back of the door. The bath lacked any space to put soap/shampoo/razor; a rack would be a practical solution. Staff very helpful, breakfast delicious. Ceilings so high the spider didn’t bother me in the bathroom but the dusty towel rail did ( interesting fact: majority of dust found in bathrooms consists of other peoples dead skin cells). Having worked as a chambermaid I appreciate the hard work involved and it was very clean. One of the chandeliers in the lounge didn’t work, the kitchen bin mechanism is broken and I couldn’t get any reception on the bedroom radio but everything else was a treat. Thank you for a lovely stay. I would recommend to others and stay again.

Recently we traveled to Edinburgh and e had a great experience at The Rutland. We stayed in the apartments. Our two bedroom apartment (15-1) had a spacious living room, a desk nook (perfect for hubby who had to answer some work emails), a garden, a kitchen, two full and one half bathrooms (very nice to have when traveling with family.) It was centrally located - we were able to walk everywhere and the tram from Leith drops you off close by. The apartments are tucked down a small side street so it felt away from the hustle and bustle. Staff was attentive and friendly, room was serviced quickly each day. Would definitely recommend this property to anyone traveling in the area.

Wonderfully appointed room, very spacious.
Great location for shopping and sight seeing.
Parking is around 10mins away. But can be had for a discounted rate.

Our group of 4 stayed in a beautiful 2-bed apartment. I must not have been paying attention when booking, because I didn't realize it only has 1 bathroom, but it was still very nice and comfortable. We had dinner in The Huxley the first evening, and had a really wonderful experience - the staff were fantastic - as the staff on reception were also - the food was great, and it just hit the spot perfectly. After that, breakfast was a bit of a disappointment - it compared rather poorly with everywhere else on our trip, and the service was rather slow and lacklustre. I would totally stay here again, but I'd just go elsewhere for breakfast.

Stayed in a 3 bed apartment, rooms were well decorated and of a high standard. Service at Check-In was excellent, we had breakfast included and again food and service was fantastic throughout our 3 night stay. We would definitely return to this hotel!

We stayed at the Rutland for a long weekend and just want to make a special mention to the staff. The customer service was brilliant - particularly the very helpful lady at reception as well as the breakfast staff each morning. Very impressed with them, a brilliant hotel made even better by their employees!
