"Perhaps because it's a new hotel, the facilities were excellent and the layout was great. I've stayed in many hotels in Japan, but I can honestly say this had the best facilities. The public bath was fantastic, and the snacks were well-stocked. I also liked that the bathroom in the room was spacious and well-separated. I'd love to visit again with my family next time."

The staff are very friendly, and the hotel feels new overall. However, there were a few minor imperfections in my room, such as a chipped corner of the baseboard.
I stayed in December and used the air conditioner for heating, which worked fine.
Breakfast is served on the 2nd floor, with access by room key via the elevator. The selection is quite good and includes European options. The menu changes slightly, so it does not get boring. There are signs asking guests to return their used trays themselves, so please keep that in mind.
Regarding the signs, I was surprised that in this hotel you need to specifically request room cleaning at the reception. I have stayed in many hotels where the door sign has two sides, “Do Not Disturb” and “Please Clean the Room”. Here, the sign had only one side, “Do Not Disturb”. I think this is something the hotel could improve, as it is not very convenient to ask for room cleaning separately.
It would also be helpful to add more English translations. For example, all the buttons on the TV remote control are labeled only in Japanese, and the notice on the slippers saying “please do not take them home” is also only in Japanese. I can understand some Japanese, but for other foreign guests this may be confusing.

GGuest UserEvery time I come to Makuhari Messe for an event, I choose this hotel. The room isn't huge; it can feel a bit cramped for two people, but the bed and pillows are comfortable. The toiletries provided are also excellent. The booking came with breakfast, which had a wide variety of options. The Japanese rice and miso soup were delicious, and the Western-style afternoon tea, available from 3 to 5 PM, was also good. There's also a happy hour in the evening, perfect for those who enjoy a drink. The hotel is conveniently located with plenty of restaurants and coffee shops nearby. Plus, there's an outlet mall close by where you can buy Montbell and get tax refunds. All in all, it's a hotel with good value for money!

The location near Makuhari Messe was perfect for attending the conference, and it was easy to access the venue every day. The staff were very kind and helpful throughout my stay. The room was clean, comfortable, and quiet. I also enjoyed the nice view from the room, which made the stay even more relaxing. I would recommend this hotel to visitors attending events or conferences in Makuhari.

AAnonymous UserThis is a fantastic place to stay. The staff is friendly and patient and the location is great for quick access to the train system. We were there for the Star Wars Celebration and it was fantastic to hop on without massive crowds. Between the train station and the hotel are a handful of food options, including two 7-11s, which stay open until midnight or later. Overall, we were pleased with our stay.

The front desk staff were very friendly and welcoming, which made the experience even more pleasant. The hotel’s location is very convenient and easy to find, just a short walk after exiting the station.There is also a direct train from Chibaminato Station to Tokyo Station via the Keiyo Line, which makes traveling very convenient.
Livemax Hotels and Resorts maintains a consistent standard of cleanliness and comfort. I also stayed in Kannai-Ekimae branch, which was equally clean and comfortable. Overall, I am very happy with my stays at both Livemax locations.

When I entered the room after checking in, it smelled strongly of cigarette paper, so I wish there had been a bit more ventilation. This was disappointing as I hate the smell of cigarette paper and smoke iQOS.
GGuest UserIt was a pleasure staying at the Famy hotel clean good breakfast and a very good reception staff specially Kozo who was friendly and very helpful highly recommended closed to Makuhari hongo st.. only 45 min from Tokyo ( suidobashi st. ) I stayed there 8 night straight got Onsen with sauna at the top and local Hal’s see food restaurant at the top if you lazy to go out to eat basic and good buisiness or if you want to have a cheaper solution and don’t mind a 45 min ride to Tokyo also easy to get to the airport one way with Kristi line so give good solution .
