We spent nine nights in this hotel, three (one adult and two teenagers). Our first impression: we were very disappointed with our room and we wanted to cancel the reservation to go elsewhere. The materials used for the fittings and decoration are very ”cheap” and the rooms do not have the charm that they have on the photos. The lower ones with their large colored windows (the hotel has been converted into a former theatre) have character, but their toilets are outside. Anyone can go there: it is impossible to leave the slightest personal effects there and to walk around in undress, especially since it is the entrance hall of the hotel... In any case, the room that was offered to us was not the one reserved. The noise. All of the hotel's windows are single-glazed, while the building overlooks one of Palermo's busiest avenues. Suffice to say that earplugs are not an option. For convenience - we were in the middle of July - we decided to stay there anyway. Our host, seeing us disappointed, went to great lengths to make our stay pleasant. The ”cheap” aspect was still verified several times. In use, we appreciated the immediate proximity to all the lively places and transport. There is a very well served bus stop just in front of the hotel, which allows you to reach Mondello beach in three quarters of an hour (bus 101 then 806) and to go to / from the airport by a direct shuttle. The train station is also very close; to go to Cefalù it takes a good half an hour of transport. On the other hand, do not think of going swimming in the vicinity of the hotel: the port is not at all equipped for tourism and there are only breakers apart from a tiny zone of launch. water for the boats, which is not cleaned (sea**** and shells of mussels and oysters act as a beach). Another strong point of the hotel, its agreement with the small cafe overlooking the street where you have breakfast. The managers are not fussy and have the children in good hands (long live the croissants stuffed with Nutella). Finally, we really appreciated the air conditioning, which was silent and worked day and night without the slightest difficulty. In the heat wave, it was really nice to go out in the morning, come in to cool off in the early afternoon and come out rested around 5 p.m. Since most of the places to visit are very close, it is a very practical HQ.

We stayed at this hotel two separate times during our stay in Sicily in April 2022. It's a lovely hotel. It's right in the middle of so many sights and felt safe. Our rooms were spacious and comfortable with big bathrooms. One of our rooms had a view of the hills and the other was street side. My mom's room had a huge balcony that we spent time on soaking up the sun and the sounds of the city. My main reason for writing this review to highlight the AMAZING care the staff provided to my mom and her friend. They caught COVID and were quarantined to this hotel. I was terrified leaving them in Sicily while I went home but the staff took such good care of them. They knew their room number and would ask how my mom was feeling when she called to order breakfast (which is a great breakfast by the way). They helped coordinate retesting. They reassured my mom and were always available to help. My mom and her friend were living off room service and would rave about how great the food and wine was. One employee in particular, Barbara, went above and beyond. She would stop by to see my mom and help her with whatever she needed, such as going to the supermarket to get medical supplies. They were stuck there over Easter and she even brought my mom a chocolate Easter bunny :) and she brought them flowers too and it really brightened their day. My mom and her friend both said she had such a pleasant personality and made them feel cared about and loved. I truly believe their great service actually helped my mom and her friend recover quicker. It was so reassuring knowing that they were in caring hands. We want to go back as soon as they can and will pick this hotel again. Thank you everyone who works there!

We just stayed here 4 nights (superior triple room) & the ac worked great! It was individually controlled & got the room very cold to sleep. We were able to get some ice from the bar to bring to the room although note that the bar is NOT open yet (only water or ice). The breakfast is 7-9:45 & they DO lock the door at 9:45,, coffee there is in the machine so it seems possible that you could bring a cup up to your room. 2 things to know: only **1 key per room**so you can not leave your partner. Had I known this, I may have kept looking for another hotel. Also, there is no iron in the building. Great & safe location! Tons around! Coop grocery ~2 blocks & the AP shuttle bus ticket booth(stop is just 2 more blocks) Tip for early overseas arrivals: if you arrive very early before check in, there are 3 sofas in the back of the hotel, past the main lobby & bar, going right towards the breakfast room; when it closes at 9:45, they turn the lights off & there is no foot traffic. I could see waiting/falling asleep here lol after an overnight flight while waiting for “check in”

For the price paid per night (<£70) and its location, it’s what you need for exploring Palermo. Walkable distance to Palermo Lolli train station (where the airport train will take you) and bus stops. On a quieter street with coffee shop downstairs and a couple of bars in close distance. Lots of options for dinner close by too. The room was basic, clean, comfortable bed. The bathroom could go a refresh. Air con was okay. Managed to check in early which was welcome. There is a bit of noise you can hear from your neighbours / the reception but it doesn’t go on late at all.

Lovely hotel overlooking a piazza. We booked a room with a balcony which was lovely to sit and watch the world go by. It is centrally located with bakeries, restaurants, shops and history right on your doorstep. Although it is a busy road, as is all the center you cannot hear the traffic in the room. The photographs of the Hotel absolutely do not do it justice at all, it is so much better.

I stayed at this hotel for one week in October 2023. This was my first time in Sicily and my first time in Palermo. I had a very memorable experience indeed! The rooms are very clean and comfortable. They are also very spacious! The hotel is also located in an excellent location close to the Mercato Ballaro and it's just right around the corner from Piazza Politeama. The staff were all very friendly, polite, and helpful. I would definitely stay there again and definitely recommend this hotel to anyone who is thinking of going to Palermo!

The room was okay. The staff was okay. The breakfast wasn’t really good. There wasn’t any kind of fruits, just pastries joghurt and two kind of cold cuts. and streets were really so i wouldn’t go there again. I think if you go to palermo you should go to an apartman or airbnb. We should do that too

GGuest UserWe have loved our stay. The room was very spacious, the location unbeatable and the service was friendly. This hotel is sophisticated, tasteful and wonderfully affordable. Some remarks: on Saturday night the music from the rooftop was loud. Our bathroom toilet was a bit smelly, but not unbearably so. We had drinks on the rooftop, where there was w nice urban vibe.Breakfast was delicious.

GGuest UserI think it is one of the best b&bs of the world, large spacious bathroom shower top new with a terrace of relevance, good breakfast. They also had shadows for the beach available to customers. Near the sea of Mondello 10 minutes walk we had a 4-year-old baby we had no problem. A great bread cooking all along the road that leads to the sea, stands obliged to a monkey to taste everything, good cannola. We had dinner by Poldo 2 excellent in the evening. Around 20 minutes and you get to the palermo in the car. You always find parking outside the baby free. In 15 minutes walk you get to the pedestrian area of the monello. If I go back to the monello I will go back to this B&B.

GGuest UserThe hotel was not obvious for us - when we arrived, we drove around for about 10 minutes looking for a sign before parking on the wrong side of the road, and having to call for instructions. It was our fault, as the hotel tried contacting us earlier in the day but we did not have signal to take the call. Once we were instructed to the right place, it was super straightforward as Gianluca buzzed us in remotely, and upon verifying ID, let us into the unit and our bedroom. The lift in the building was super cool - for this experience alone I recommend staying in this hotel. The room was charming. Our previous hotel was a suite so this felt a bit small, but it was homely all the same. The small downside was how warm it felt in the room. The air conditioning wouldn't work with the windows open, but it wasn't running very strong. At night, we preferred keeping the window open for some fresh air instead. The poster bed added a quaint and romantic feel to the room, and we were absolutely spoilt with a surprise of a bottle of Prosecco as a gift! Of course, the highlight of the whole place was the jacuzzi in the bathroom. As we both had to do some work and also were tired from a road trip, all of these little touches made the stay in this hotel incredibly luxurious for us. I really recommend this place for a romantic getaway or a honeymoon.

GGuest UserLike many locations there is good and bad. First the good. The hotel is in a nice location by the marina. Food at the restaurant overall was above average but the staff work tirelessly. That is where it ended for us. The front desk was rude and not helpful for the most part. They seemed annoyed every time we asked them a question or for a recommendation of places to eat. We had two rooms. One smelled of smoke and the other of mildew. The AC rarely made it cold in the room. The hotel seems to have been updated recently but the rooms were dirty/dusty and run down in many areas. If you pay for the water view then be prepared for it to be very loud-especially on weekends. There is a busy street and many parties right outside your window. If you are from the US, expect there to not be wash cloths. That is not uncommon in Europe and this hotel was no different. Lastly, we purchased a third room for a friend who's flight got canceled. This hotel would not refund us and walked away from us when we tried to get an explanation other than ”it is our policy”.

I came to Palermo for couple days and my company organized really nice hotel for to stay. It is located not so far from city centre. There is car parking as well if you came by car. Hotel complex located almost in the city but the view from rooms is on mountains. As I saw each room has balcony where guests can seat and drink coffee ☕️:) Breakfasts were perfect 🤩, first of all waiters were always kind and helpful, they were really taking care about guests. The variety of snacks and sweets was crazy in good way. I wanted to try everything. I am not sure about other facilities such as spa, but reception team was always helpful so if guests didn’t know something they were ready to assist. If I will have chance to come again I would be glad to stay in Casena dei Colli.

GGuest UserGreeted by friendly receptionist on arrival late at night. Check in was quick and easy. Our room was on the 2nd floor, the upper-most floor. The room was spacious and well equipped, with two beds, bedside tables, a large chair, a desk, a fridge, television, but most importantly an air-conditioning unit. Everything was in good working order. The outlet plugs are the strange italian 3-pin ones as opposed to the usual Europe 2-pin model, so not all our adaptors worked. Bathroom was decent and has everything one would expect. The shower is rather on the small side and could do with higher water pressure. More than ample lighting in the room. Our only real complaint of the stay is that every single night (we stayed 5 nights) there was an awful noise and commotion coming from directly below the hotel’s balcony - some kind of odd party going on every night. Unsure if this was related to the hotel itself or not. This noise continued well into 02:00H / 2am. I messaged reception every night that ‘il rumore é troppo forte’ but nothing was ever done. Dinner was absolutely awful - shocking quality at extortionate prices; hardly anything traditionally italian either. Save yourself and go somewhere local or in the city centre. Much better and cheaper elsewhere. Location seems good but public transport in the area is abysmal and should not be relied upon. Taxis are incredibly expensive, especially for tourists. Apart from those issues it was a good stay and would stay again. I just wouldn’t dine in the restaurant ever again, and would probably request a room away from that god-forsaken balcony.

GGuest User-Location: the hotel is located in a downtown neighborhood but close to tourist attractions -Service: the biggest issue we encountered was to check in the hotel upon arrival. Since there is no reception at the building, you’re supposed to contact the hotel owner, William, by phone for getting the keys. However, the breakfasts there were lovely with scenic rooftop view and handmade beverages by the caterer -Cleanliness: the room is generally clean but there’s no daily cleaning service and windows need to be opened to dispel odors -Amenities: the best part of the hotel’s amenities was that they got a water dispenser for refilling your water bottles *the staff there only speak Italian
