It is not a hotel. It is what is says: Log in Rooms.
It is a self check-in residence with lock boxes outside the front yard.
But here is the guest beware part. Unlike Airbnb, where the host will contact you 24-48hrs prior to your arrival to give check-in instructions, none of that happens with Log in Rooms (even though they had my email address on record).
I was welcomed with a locked front desk door and a local phone number to call during normal business hours. So if you don't have a local phone number, you are out of luck.
You'll need to find a way to call international. And if it rains, snows, or freezes that day or evening of your check in ... Too bad, so sad.
What 4 star hotel welcomes guests this way? But this is not a hotel, and it certainly does not have 4 star amenities.
The experience I had was akin to a private room in a hostel or Airbnb without access to kitchen, living room, or laundry facilities.
Ironically, the booking platform I used matched it against competing hostels in the area.
To sum it up, the listing, pictures, and reviews mislead me up until the check-in moment where I couldn't not cancel my reservation without a penalty.

From Zagreb Station, take tram 2 or 6 and get off at Zagreb Bus Station, it's not a problem.
If you're using Zagreb Bus Station, this is a good place to stay. There's no breakfast (there's a 24-hour bakery at the bus station, so you can get some), but there's a kettle and tea and coffee packets and sticks provided, so you can use that instead. Instant soup and cup noodles are also good at the supermarket.
The Wi-Fi is strong and can be used without any hassle.
There's air conditioning, so you can deal with the summer and unseasonable heat.
The facilities are brand new, so it's very comfortable.

It's about a 7-8 minute walk to the bus station. It's about a 10 minute tram ride to the old town. You can use the tram station in front of the bus station or one stop before.
I contacted the owner in advance to let him know the time of check-in, and he was waiting for me.
There is a supermarket inside the bus station, on the way to the hotel, so it's convenient for shopping, but there are limited places to eat.
The room is not very spacious, but it is clean. There is a towel dryer in the bathroom, so I was able to hang out a little laundry, which was helpful.

Oliver met us at the property and explained how everything worked there. The room has nice touch with chocolates. We have a rental car and parked at the space in front of the property. We got a parking ticket and Oliver said he would take care of it.
