We stayed 3 nights and paid approx £62/night - pool access room. Check in was easy and our room was ready even though we were a few hours early. We had a pool access room so expected it to be located on the ground floor, however, it was actually on the 1st floor which required 2 flights of stairs to be climbed - no good if you are unable to do this. Access to the room from reception is down in a lift through an underground carpark and up 2 flights, its a bit of a trek!! The room was great though! Nice comfy bed and good shower. Outside deck had 2 loungers. You share the pool with 5 other rooms but we always had it to ourselves! The water was a good temperature, we enjoyed it a lot! The location of the hotel is 2 minutes' walk to bars and restaurants, 5 minutes to the main area with lots of nicer bars and eateries. The room was them clean and new towels and bedding each day, we really don't like this. We'd rather keep until we request a change. 4 bottles of complimentary water each day was excellent. Our only concerns with the room area is the lack of a net curtain/privacy glass on the windows. The view is lovely but you need to keep the curtains closed and the ledge at the staircase. The ledge sticks out a lot and hubby, nearly 6ft, banged his head a few times. We'd stay again and would recommend.

Good hotel. Location is nearby old town area. Walking distance to bus station. Easy to find food around the vicinity. Staff are courteous and competent. Lovely room. Clean hotel. Well done!

To be honest I am sad that I can’t put 5*stars for this hotel, but everything being “out of order” I can’t do it. I am not very sure why the owners have decided to open this hotel before everything is finished, because it just gives a costumer a very confusing experience. When we arrived we were told that the sauna is out of order, breakfast room is not finished, there is no poolside bar..basically a lot of things what are not finished, but when we booked it didn’t say in anywhere and was advertised as something that’s already there. When you arrive in a hotel and first thing you get is a row of bad news it makes you very disappointed. They told us that they will upgrade us in a better room, but actually the room they offered us was definitely NOT an upgrade. It had a smaller bed than the room before and there was no sitting area anymore. They were saying this is a more expensive room because it is one floor higher and has a view to the pool(!?) We told them that there is not even a couch anymore how can this be an upgrade? But they didn’t really understand what is our problem so they made us feel very stupid and we asked our previous room back, because that one was way better. They told us that pool view rooms don’t have couches in them, but later we saw that they did. But for sure we can say if you are thinking of booking and don’t care about the view then a superior mountain view room is better than the superior high floor room! In high floor pool view room you just have a hard bench and a queen bed instead of the king. They promised to make it all up to us ,but in the end they just ignored this situation and we were left in this “feeling stupid” situation. The other thing that happened with us a lot and we saw it also happening with others was that the keycard just stops working or doesn’t work from the beginning so you have to go to the reception a lot. Poolside bar and breakfast are they are still building,but what I saw they are probably going to be very nice. Sauna worked only one night and even then we didn’t have any lights inside and had to stay in a dark sauna what is not a problem , but still not a good sign..as the next day sauna was not working and in the end it went only until 40 degrees. Very disappointing. But the bed was truly amazing and absolutely new - definitely recommended! The gym was very good with a very good equipment, so definitely pack your running shoes. Maybe in the future it would be nice if there would be some water available in the gym. The swimming pool was very good, but sadly they didn’t have different towels for the pool (probably also something to add in the future!) Also the mirror in the room is in a very dark spot and you should definitely add some lights there. I think as a new and just opened place you should try to provide a better service, but I see if all the “mistakes” are fixed how it is going to be a very comfy place for a relaxing stay. This is the first time we have stayed at the hotel and we had a great time here, we booked a 2 bedroom seaview suite from the 2nd sept 2022 to the 9th sept 2022,when we checked in, they had given us another 2 bedroom seaview suite for free and both on the 12th floor across from each other, so it was 2 and 2 in each suite, as you enter its the sitting area with table and chairs, a bigger fridge,tv and air condiationing with a door that leads to the balcony with great views of the sea and other areas of patong,Both bedrooms have large beds, with tv and air conding plus one has a ensuite but off the sitting area is another bathroom. There is a kettle with tea, coffee.they give bottles of water daily, one of the suites had a microwave and a cooking stove top. Has a large swimmimng poolon ground floor with toilet facil and a smaller pool on another level with a small gym. We found the staff from the front desk. Breakfast to the cleaners very nice with a smile and helpful. Read alot of comments how this hotel could have a touch up here and there, it wasn't as bad as the comments had said,i guess with the covid and shut downs they need money for these things but overall we enjoyed the hotel very much and was comfort Also we found the otop market, Bars, Bangla road, main shopping centre jul when it re opens plus the beach close walking distances.Breafast was very nice each time.

Great value. 2kms away from central festival and only 15 mins away by car to Rassada Pier. Smoking was allowed on the balcony. It needs a little refurbishment, the toilet seat and the water heater were a bit outdated but still usable. There is also a rooftop pool. The fridge is big but there is no coffee tea amenities. Hot water and coffee cups are provided next to the lobby and just outside is local food that sells salapao for breakfast.

Most of the things were good but the wash basin in the centre of room is beyond my understanding. I found very difficult to shave because I have to stand between Wash basin and the mirror. The location is excellent as it’s near to all prominent places

I’m really happy that we stayed here. We got even better room when we check in. The hotel is good looking, nice area, big swimming pool. The workers are nice and helpful. With great pleasure will come here again:)

Хороший отель, близкое расположение к пляжу, ночному рынку и знаменитой улице Бангла Роуд, рядом много обменников, если пройтись можно всегда найти выгодный курс. Так же рядом супермаркеты и обычные лавки с фруктами. Залог можно оставить, как в местной валюте, так и в долларах, евро и рублях (5000 руб.) Персонал на ресепшне не очень общительный, по-русски не говорит, только на английском. Брали номер + завтрак, завтраки однотипные день от дня, но всегда есть яичница и фрукты, за что большой плюс. Есть приятный бассейн, если в самую жару не хочется идти на пляж. Номер на попался простенький, но уютный. Фен, чайник, сейф есть. Уборка была каждый день, с мытьём полов. Только один раз нам не поставили воду. В целом все ок.

Stayed for 8 nights in this hotel with my wife. Excellent hotel overall. Very clean indeed, staff very helpful and nothing is too much trouble. They open doors for you as you enter reception, take you bags to your room, help sort car / moped hire etc, The room was very clean and well appointed. Bath and beach towels are provided and they change these as frequently a you need. They also provide all the usual essentials including shower gel, shampoo, toilet paper, bottled water every day. Kettle, hob, large sink and basic utensils, glasses, cups etc were all provided. Also an iron and ironing board as well as a clothes drying stand. The big kitchen sink is easily bug enough to do clothes washing in. Room service was excellent each day. Balcony size on normal rooms was slightly small, especially as was shared with two large air conditioning units (all balconies appear the same) so this made the balcony cramped, noisy and hot when air conditioning was on. Breakfast was provided in the adjoining restaurant. This was excellent offering fresh hot and cold food, eggs made to your liking (fried, scrambled, omelettes, etc), bacon, sausages, fruit, bread, croissants, etc etc. Seemed to have everything included plentiful supply of juices, coffee, tea, etc. Most things self-service but the staff were on hand to help and to clear used dished. The location of the hotel means it is a 15 minute to the beach and 15 minutes to the main restaurant area known as Boat Avenue. Fortunately the hotel runs a shuttle bus service twice an hour to both locations and back until 9.10pm. Would be nice if slightly later coming back from Boat Avenue, but taxis and tuk-tuks were on hand although these aren't the cheapest. The main local beach is Bang Tao beach. This is lovely. Very clean (as everywhere seems to be here), soft white sand, gentle shelving into the water with no stones or rocks. Shame about sea lice the bite / sting in the water but they are everywhere in this part of the world depending on time of year and they are a very minor irritation. Also good availability of sun-beds as well as beverages from the beach shacks. Lots of fresh water showers and there is parking next to the beach as well as toilets. Boat Avenue has plenty of nice restaurants - see my other reviews if you want to see where we went and what we thoughts. Lots to choose from. Most restaurants seem to slow down food service after 9.30pm and this is not a clubby resort. Was just right for us though as there were plenty of bars and some with live music (check out The Mexican bar and restaurant). Wine is not cheap here and starts around £30 a bottle - although some could be found around £25. We stuck to beer with dinner. There is also a handy large supermarket selling everything you could need and is right by taxi station and open until 10pm. Final top tip about this area is to visit on a Friday night if you can as the street market is great with street food and live music. Easy to hire cars and

Overall, we had a pleasant stay at the Wyndham Royal Lee. The property was fairly new and the rooms were spacious. However, this is not a hotel, it's a condominium project that allows owners to participate in a revenue sharing program (i.e. so the property functions as a hotel). Don't expect a big lobby, room service etc. The biggest problem with the property is the lack of access. For example, you cannot locate the property on Grab and entering the hotel requires using a side entrance rather than the main entrance (currently under construction). In addition, since the property does not have on-site restaurants and the convenient store is lacking, your only dining options are to walk 15 minutes to the side entrance to access the streets or order using grab, but expect to provide a lot of information on how to get the property. Hopefully these will all be resolved in a timely manner. Overall, our stay was pleasant.
