"I spent 4 nights at Rooms at 31 whilst visiting family in the area. It is ideally situated within Stonehaven, a short walk to the seafront and a pleasant (but steep) walk to the war memorial and Dunottar Castle. Stonehaven itself has everything you might need for a short stay: places to eat, groceries etc. Rooms at 31 was clean and adequate for my needs. There were a few minor issues in the room which I have already contacted the owner about, but this did not adversely affect my stay. Breakfast is a self-serve affair with access to cereals, bread/toast, packaged morning goods, hot drinks and juice. The advantage of this set-up is that you can have breakfast at any time and it's not restricted to limited serving times as you would usually have in a B&B. It would have been useful to have had a mini fridge in the room, and access to a microwave, perhaps, for being able to heat food when eating out is not possible/desirable. It would also have been nice to feel that the breakfast room was usable outside of breakfast instead of feeling I needed to eat my takeaway in my room. Overall, I found the stay rather impersonal, not seeing anyone else for my entire stay, except for a very short encounter one morning in the breakfast room with whom I suspected may have been the owner. If I hadn't been visiting family, it would have been a rather lonely stay. This is not a fault, merely my preference. I can see how it would work well for businesses travellers or anyone who prefers the self-checkout in a supermarket and not dealing with other human beings!"

"This was a magical find. We arrived without a reservation, but they had room and welcomed us in. We enjoyed a clean, splendid room and huge bath and shower. All the amenties were spectacular. Michelle's breakfast was impossible to beat - homemade breads, made to order eggs, freshly processed bacon - o it was scrumptious. And to top it off the working farm had a splendid charm all on its own. Its location (Stonehaven) is a mecca for tourists, and centrally located for numerous activities and restaurants. Chapel of Barras Farm will not disappoint!"

"This is not a traditional B&B because: (1) The Host is not onsite overnight. This caused a problem with extremely noisy quests that were yelling and running the stairs until 2:30 a.m. and smoking on the back porch with the door into the building open; (2) There is not a prepared breakfast but instead a less than continental breakfast set up with cold cereals, a single type of unripe fruit, toast that you make, and store bought (not even from the bakery section) snacks; (3) Nothing is marked in the kitchen for this self serve breakfast set up so we had to hunt the drawers and cupboards for flatware, cups, mugs, plates, etc. plus the kitchen itself was rather messy with so many people serving themselves and leaving detritus behind. It was also odd that the heat was only turned on for 1 hour in the morning and 1 hour in the evening."

"This is a gem of a place. The hosts could not have been more friendlier or helpful. I even got to wash my sports car! Set in the rolling countryside the place is a quiet haven. Everything about the house, the attention to detail, the room the facilities, was superb! How do they do it for £85 a night? we loved staying here and will definitely go back."
