"A great hotel for the price. The staff is very pleasant and friendly. The breakfasts were delicious, especially the pancakes!!! The portions were large, so we were full (though not the buffet). There's a pool, but the water was a bit dirty due to insects. The water was warm, though, and we swam in it occasionally in the evenings. The only downside was that it was a bit noisy during our stay, as it was a holiday."

"Positives - I booked a night in this hotel because it is only a short distance from the local airport and I was catching a small plane to Colombo with Cinnamon Air. The hotel was on the waterfront with great views across the harbour. It had kerbside appeal and looked good on arrival. There was a restaurant in the hotel, so it was easy to get a relatively cheap and tasty evening meal and the staff were friendly and extremely helpful. They booked me a tuk tuk to take me to the airport the following day, they were careful with the food they prepared ensuring it didn't contain any chilli (allergy), and came promptly to replace the kettle when it fused the electricity in my room leaving me without power briefly. Negatives - There didn't appear to be any lifts and there were a lot of steep narrow stairs which would have been difficult with suitcases - luckily I only had a rucksack When I arrived, I saw that there was a small temple opposite, which I initially thought was a nice part of the view. However, I had obviously unknowingly booked during a festival and the extremely loud music and celebrations went on all night! I wasn't warned about this and the hotel had little sound proofing. The staff said that their other guests were ringing them at all hours to complain about the noise and the fact they couldn't get any sleep. I always carry earplugs with me and they blotted out a lot of the noise so l did get some sleep. If you want to stay here, I would check in advance with the staff about any festivals that may fall on your chosen dates. Overall it was very reasonable for the price."

"This place was truly special, with clean spacious rooms and in a great location to explore the rest of the town and beach. The owner and staff made us feel at home, with their hospitality and dining experience. I highly recommend a stay at Neem Tree House. I would go back in a heartbeat."

"Absolutely terrible! This was by far the worst place we stayed in Sri Lanka, offering incredibly poor value for money. The mattress was worn out, sagged badly, and had no spring support whatsoever. All the facilities were extremely old and dated! The only redeeming quality was the nice garden outside, which is probably what enticed us in the first place based on the pictures."

Breakfast is standard. You will not stay hungry. The Nilaveli Beach is about 400 to 500 meters from the hotel. Go along the road, not critical. We were two days, discomfort we didn't feel. For a couple of days the hotel is recommended."
