Aside from the location being a bit hard to find, everything else is perfect! The room is large, quiet, and elegant—the biggest and best room I've ever stayed in in Europe! It's similar to a guesthouse room, with almost no reception (a man on duty each day provides the most basic services in a small phone booth-sized room) and no lobby. If you don't mind that, you can choose it! Simple, quiet, spacious, and clean, with countless restaurants downstairs. I would definitely choose it again! Thumbs up! 👍

1. First of all, the facilities in the room are not consistent with the pictures. The wardrobe is just a shelf, there are no tables and chairs, and there is no trash can in the room. 2. Every compartment on the towel rack is covered with thick dust🥹Don’t dare to use towels 3. The single bed creaks when you turn over. 4. Send WhatsApp messages throughout the process for self-service check-in. We didn't see any staff until we checked out. 5. The only advantage is that the hotel is very close to the fountain and Spanish Steps 6. Leave a message to us. The restaurants circled on the map and introduced are very good. 7. The city tax charged by the hotel was 7 euros more than what was charged on the booking form. I commend Ctrip’s customer service. After feedback, the customer service asked an agent to help me get the difference back. After I complained about the inconsistency in the hotel pictures, the customer service asked me to send him pictures and then took the initiative to apply for compensation for me👍Ctrip staff are still responsible

У нас была плесень в номере, на что администрация отвечала - это просто дом старый. Кондиционер работал круглосуточно на температуре 16 градусов, ниже чем 25-26 не опускалось в комнате. Когда сказали что у нас пятна на постельном белье, нам сказали оно не грязное это просто застарелые пятна, ага) Локация не поспоришь очень удобная и хорошая, девушка на ресепшен милая, но в целом сервисом и хорошем качеством вы здесь точно не насладитесь. А еще в 2 часа ночи нас разбудило как на верхнем этаже кто-то занимался сексом, это я не к тому что нельзя, а к тому что слышимость как в коробке

The hotel's location is excellent, and the staff are very responsible and enthusiastic. I arrived in Rome between 1 and 2 AM, and the front desk staff were incredibly helpful, assisting me with check-in via WhatsApp – I'm very grateful! The room even had toothbrushes and slippers. This hotel offers amazing value for money in Rome; I'll definitely stay here again next time I visit.

An older building was changed to a hotel. The entrance of the hotel is very hidden. You can't find it without looking at the google map pictures and the door can't be opened. You need someone to come. When we arrived, it was more than 7 o'clock in the evening. We waited for a group of people at the front desk of the hotel to check in. Check-in at 8 pm and pay 30 euros, more than 2 pm in the middle of the night, you need to pay 50 euros, for the itinerary is not sure, choose carefully, the elevator in ps is very old However, the location is OK, the farthest Vatican Colosseum is a bus within 30 hours, and the Spanish steps are about 10 minutes walk.

The first impression was - terrible, a very small room, the bed/pillows are not the most comfortable, there is too little space, there is nowhere to put a suitcase, there is nowhere to put the breakfast tray, the breakfast itself is purely Italian (lots of bread, croissants, jams, yoghurts and coffee), but I want scrambled eggs and sausage. The shower in the bathroom is just for gnomes, I don’t know how my husband washed himself there, but I, a little girl, could barely fit in there. Also in the morning there is constant noise, because... The reception is located right next to the room, you can hear everything. But!!! There are such amazing people who work there, very kind and nice! and also a super location next to Piazza Navona. Therefore, I simply cannot write a bad review, because when booking I knew that this was not a luxury hotel, but a weak three-room hotel. In general, I want to say thank you to the girl at the reception (in my opinion, she is the main one there), she is simply fantastic!

The hotel is within walking distance from the Vatican Church. It belongs to the underground, but has a good green wall. There is no underground feeling. The pizzeria opposite the hotel is delicious. You can borrow a microwave to turn it. It is in a residential area. The door will open. At that time, we walked around the hotel and found it. It is a 5 minute walk from the train station.

Very convenient location, to all the sights you can get on foot. Nearby is a lot of bars, restaurants and cafes. A spacious room with all the facilities. It was a little noisy at night, but if you were very active all day, that's not a problem. The only thing that embarrassed was the used bathing belongings from previous residents in the shower. The staff was very welcome, answered all our questions.

AAndrei SobolevskiHiSuite Rome has two kinds of accommodation: regular hotel rooms and two or three small two-bedroom apartments, each with separate entrance. As we are a family of five (two parents and three children aged 16, 7, and 1,5 years), we got an apartment. The apartments are located in a separate house just opposite to the hotel reception on a narrow and truly authentic street in the old center of Rome, in a few minutes' walk from Piazza Navona. Each apartment has an entrance door with a codelock, which opens into a living/dining room with a kitchenette complete with a fridge, a coffee machine, and a toaster. One of the two bedrooms is one level above, another is one level below, underground (and without natural light), all three levels being connected with staircases. From the photos in the hotel website it was not clear that the apartment is organized in as many as three levels (although the staircase was of course clearly visible), but this is a nice detail adding much to the cozy character of the space. Note however that living in this space involves using stairs a lot. Both bedrooms are equipped with shower and toilet, and there is one wardrobe with a small safe upstairs. The tasteful decoration of the apartment, as well as the hotel's lobby, deserves special mention, and every morning it was delightful to see the beautiful Baroque frames of windows just opposite to ours. The hotel is apparently owned by a family, and the owners were really friendly and thoutful. We kept contact via email and WhatsApp with Laura, Giulia, and Mike (Michele?), and this experience was pleasant and memorable. The hotel team helped us book comfortable and reasonably priced transfers from the Fiumicino airport and to the Termini train station, and both taxi drivers were punctual and dependable. We had an early inbound flight, and the hotel provided us with early check-in free of charge (without us asking for it). On the day of checkout our luggage was kept until the taxi arrived in the evening. The hotel also provides to its guests a memo with a useful selection of eating and cultural addresses, and Laura readily gave lots of practical advice regarding visiting the city's attractions. HiSuite Rome does not have breakfast room, but there is a cafe next door. We however did not use it, because it was nice to have our own breakfasts at our place. All in all, our experience with HiSuite Rome is perfect. They provide normal service that you expect from a hotel of this class, but do everything with much attention to detail, in a thoughtful, friendly and dependable manner that goes beyond what's expected. I would definitely recommend this place to anyone wishing to explore Rome from a nice and historical location, and will check their website first should we be coming to Rome again.

It's conveniently located very close to the Vatican, with a taxi ride costing only 20 Euros. Each room comes with a balcony, and the air quality was quite good. However, the room temperature wasn't individually adjustable. It was 28°C (82°F) during our summer stay, and it got so hot that we had to wait until after 9 AM the following day for someone from maintenance to adjust it. There's a pool downstairs which seemed quite clean, but access isn't direct; you need to pick up a pass from the front desk first.

The elevator operates silently but is slow. The soundproofing between rooms could be better, but if you just need a place to sleep while traveling and want to quickly depart from Termini for other parts of Italy, it's ideal and budget-friendly.

PPhillipsBenjaminWe stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

AAnonymous UserI recently stayed at this hotel and while there were a few positives, the overall experience was disappointing due to a series of overlooked details and frustrating issues. To start with the good—the staff were great: friendly, helpful, and informative. They made an effort to assist whenever asked, and that hospitality was appreciated. The location was decent, about a 30-minute bus ride to the city center. It’s not exactly central, but manageable if you’re okay with the commute. The room was reasonably clean upon arrival, but the quality of housekeeping declined quickly. A lotion stain I accidentally left on the shower floor was never cleaned, and instead of actually scrubbing the area, housekeeping simply placed a mat over it—as if to hide it. Initially, the room came stocked with two sets of towels, but after the first day, only one of each was replaced. While the booking was for one person, maintaining the original quantity would have shown a bit more care and consistency. There were several small inconveniences that added up. For example, the room phone had no directory, so I had no idea how to contact the front desk or reach any services. On top of that, the air conditioning didn’t work for the first two days, which turned out to be because the previous guest had asked for it to be turned off, and it was never reset. It took me that long to realize I had to ask the concierge to enable it again. In a properly managed hotel, the AC should be reset and ready for the next guest without needing to make a request. The continental breakfast was another letdown. The scrambled eggs were dry, lumpy, and had a strange grey tint. The bacon and sausages were cold, and orange juice was served in plastic cups. There was very little fresh fruit, and to top it off, they had a random speaker on the floor playing radio ads during breakfast—a strange and unpleasant ambiance for a morning meal. I’m glad I didn’t pay for breakfast for my entire stay, because it definitely wasn’t worth it. The Wi-Fi was by far the worst I’ve encountered in any hotel. It disconnected constantly and, when connected, barely reached speeds of 5 Mbps. For a hotel in a tourist-heavy area, this is unacceptable and suggests a clear lack of awareness of guest needs—especially for travelers who rely on Wi-Fi to plan outings or stay in touch. Noise was another major issue. The elevator makes a blaring siren-like noise when it opens, which woke me up every single morning. The walls and doors are paper-thin, making it easy to hear people walking or talking outside, and the doors slam shut loudly, adding to the disturbance. Finally, while not the hotel’s fault, there were a few homeless individuals living around the property, which might make some guests feel uneasy, particularly at night. All in all, while the staff were excellent and the location worked, there were just too many frustrating and avoidable issues—poor housekeeping, unusable Wi-Fi, subpar breakfast, noise problems, and a lack of attention to guest experience basics. I wouldn’t recommend staying here unless the hotel makes significant improvements across the board.

As soon as you enter the property, you are welcomed by extremely professional, respectful, and friendly security staff. The check-in process was quick and smooth, and the reception team was very helpful. They took the time to explain all the facilities available and even shared how magical and dream-like the place becomes during the summer months which honestly made us want to come back again! We were assigned House **147**, and I must say, it completely exceeded our expectations. For the very reasonable and justified price we paid, what we got was unbelievable. The accommodation included **three bunk beds and one double bed**, which was perfect and very spacious. The kitchen was decent and well-equipped with everything you might need, the toilet was clean and well-maintained, and the additional heating was fantastic especially appreciated during cooler weather. Overall, I am more than satisfied with the stay and felt the value for money was outstanding. That said, there is **one area that really needs improvement**, and I’m confident we are not the only guests who’ve faced this issue: the **laundry service**. While it’s good that laundry facilities are available, they are **painfully expensive** (€5 for 30 minutes of washing and €4.50 for 35 minutes of drying), and unfortunately, the instructions are very unclear and difficult to follow. Because of this lack of guidance, it’s very easy to make a mistake — and if you do, the machine simply resets, keeps your money, and does not return it. In our case, we put our clothes in the machine, paid €5 for the wash, and it started correctly. Due to the unclear instructions, we assumed we needed to insert the €4.50 in advance so that the dryer would start automatically after washing. We did so but the machine did nothing and still took our money. When we went to reception, only security was available (it was 23:38), and they informed us that nothing could be done until morning. Unfortunately, we had to check out before 06:00, so we never got our €4.50 back. Aside from this laundry issue, everything else about Fabulous Village was excellent from the staff and accommodation to the overall atmosphere. With clearer instructions and better handling of laundry-related issues, this place would easily be close to perfect. **Highly recommended**, and I would absolutely stay here again — hopefully next time in summer! 🌞✨

JJessica Tang 811The hotel is clean and the environment is good! But very hard to find! There is no front desk, there is a WhatsApp account, but there is a fixed time period to reply! There is no guidance! Although the location is near a subway station in Rome, it is very convenient! But this is the price or too expensive 🙁 not cost-effective!

ИИлья КотикTLTR: This is not a 4 star hotel. The location is great, but literally everything else is a compromise… Let me start with 2 advantages of this hotel, since it won’t take long. The first is location. You literally take the north exit from Roma Termini to Via Marsala, cross two streets and take a right - and you are there! It’s that simple :) The other advantage is breakfast: it’s the same everyday, but it’s decent, much better than I expected. And now to the disadvantages… First and foremost: there was black mold in the bathroom! Lots of it. Why “lots”? Because the acceptable amount of mold in the bathroom for a 4 start hotel is zero. Second, the bed didn’t have a headboard. Do you know the acceptable number of headboards for a 4 start hotel? You guessed it: at least one :) The bed was actually two beds crammed together (which I don’t mind), but there was no duvet cover! Seriously: there was a sheet to sleep on, a separate sheet to cover yourself, a warm blanket and a sheet to put over it! Needless to say that during the night the sheet that was between the body and the blanket would be carried away. And yeah, all this 3-in-1 construction was tucked under the mattress like the future of Italy depends on it! What the actual ****?! Do you sleep like that at home? I bet you don’t; so, why would you sleep like that in a 4 star hotel?! Thirdly, there were no slippers, no microwave, no ******* table to eat from, no teakettle, no iron, no shower curtain, nothing! What we got was two paper cups in the bathroom and that’s it. 4 star hotel class service, right? It gets better! If we wanted hot water, we had to go downstairs from the 4th floor to get it from a broken *** mid-sized boiler located right next to the reception desk! Dear guests of this 4 star hotel, please don’t mind my wife getting some hot water for her noodles while you check in and pay tourist tax, it’s fine. When in Rome, you know… Fourthly, the quality of everything in the room was not great… to say the least. The walls were dirty, the hair dryer was really bad, the bottom of the bathroom door was broken. What the ****, guys?! Have you heard of amortization of assets or something? Not cool, not cool. I pay the tax, you fix the ******* door, ok? Lastly, my favorite… there was such a big gap under the front door of the room that everything that was happening on the hotel floor sounded like it was happening in our corridor. I don’t mind people walking past our door, but it really felt like there constantly was a stranger in our room. Couldn’t sleep well because of that. And let me tell you that there was some loud love-making somewhere on the floor… and I felt like a couple was ******* in our corridor! 4 star hotel experience? Not by a bit… All right, let me tell you why I put such a stress on this “4 star hotel” thing. The problem is that in Italy stars in a hotel don’t mean anything! I mean, they mean that the building has a certain amount of facilities, space, etc., but there is no correlation with the quality of staying in a room. Seriously, we stayed in a 3 star hotel in Venice and the room there was much better! To sum it up, this hotel is nice if you need a quick stay next to the railway station… but if you plan to spend more than two days in it… just pick something else if your budget allows. If not: well, you still got the location and the breakfast :) P.S. Cheers to the Asian and the African girls at the reception desk! You are the best :)
