Excellent location of the hotel. The presence of a terrace makes it even more attractive.

I had to make several calls in order to get my room information. There was no one at the hotel to meet us. When I finally got a response and call back. Its was 15 minutes after the note on the door said they qould be back. The room had no iron and ironing board, I asked about getting one. She stated I had to wait for the manager to come in from 8 to 2. Then she told me I had to tip the cleaning lady before I leave. The TV, didn't work and the WiFi was spotty. Great location, but service needs to improve.

Great place to stay in Venice! Staff was friendly and accommodating. Though the check in process was different than we are used to, it was easy and quick.
The room was clean and smell pleasant.

Cons: walking to/from bus station parking with each a large luggage took about 20 mins, walking up stairs. Very unpleasant. Communication with property was not easy. We booked with ******* but they wouldn’t communicate with us thru them. We had to call a few numbers to get access code for room. They contacted on my mobile but like many I got a SIM card with a different number. Shower was extremely small. We weren’t aware of charge for breakfast and sternly advise that it was 10 Euros each. No thanks. We opted to go elsewhere. Small fridge was very noisy.
Pros. Close to many dining options and activities like gondola ride. Beds were very comfortable. Property was very clean. Room was quiet.

Property was in a great location for walking and was clean. I was a little uneasy for check in. I needed to check in early and it was hard to get good communication. In the end it all worked out and someone was there but it was not clear or assuring.
